Sansone Group is a full service commercial and residential firm currently seeking an experienced Property Manager to join the Sullivan residential team in St. Louis, MO.

Position Summary:

We are seeking a highly organized and experienced Residential Property Manager to oversee the daily operations of a Project-Based Section 8 housing community. This role requires a strong understanding of HUD regulations, tenant certification processes, and affordable housing compliance. The ideal candidate will be customer-service oriented, compliance-focused, and experienced in managing affordable housing communities with care and professionalism.

Key Responsibilities:

Manage day-to-day operations of the property, including leasing, rent collection, resident relations, and maintenance coordination. Ensure full compliance with HUD regulations governing Project-Based Section 8 housing, including tenant certifications, annual recertifications, and interim changes. Maintain accurate resident files and documentation in accordance with HUD and company requirements. Collaborate with compliance team to prepare for and respond to audits, MORs (Management and Occupancy Reviews), and REAC inspections. Address resident concerns promptly and professionally to maintain a positive community atmosphere. Supervise on-site staff, including leasing and maintenance teams, and foster a productive, respectful work environment. Prepare and manage operating budgets, monitor expenses, and ensure financial goals are met. Conduct regular property inspections to ensure curb appeal, safety, and maintenance standards are upheld. Track and report occupancy, collections, and other key metrics to leadership.

Qualifications:

Minimum of 2-3 years' experience in property management, with at least 1 year managing a Project-Based Section 8 property. Strong working knowledge of HUD regulations and affordable housing compliance. Experience with tenant certification processes, EIV system, TRACS, and HUD handbooks. Excellent communication, organizational, and customer service skills. Proficiency with property management software (preferably RealPage) and Microsoft Office. Ability to manage time effectively and handle multiple priorities. High school diploma or GED required; college degree preferred. COS (Certified Occupancy Specialist) certification strongly preferred.

Preferred Qualifications:

Working knowledge of state and local housing authority requirements. Experience handling MOR and REAC preparations.
