Essential Functions / Responsibilities
Manage the efforts of SFR MCRT Divisional construction teams.
Oversee project cost reporting, schedule compliance, and quality control using various reporting systems.
Lead all aspects of SFR development, preconstruction, and construction phases.
Direct value engineering to improve construction cost efficiencies.
Oversee bidding processes, subcontractor/vendor selection, and negotiations.
Recruit, assign, and manage the operations team for the division.
Ensure all construction operations have the necessary licensing and insurance.
Participate in construction team building activities.
Maintain good relationships with associates, subcontractors, vendors, consultants, investors, lenders, and industry partners.
Manage the divisional business unit, responsible for overall P&L, overhead, and operations.
Oversee divisional budgets, including salaries and expenses, in accordance with company policies.
Coordinate with property management to ensure quality product turnover.
Prioritize safety and risk management policies and practices.
Provide leadership in construction procedures, building codes, estimating, budgeting, scheduling, and safety.
Respond promptly to emergencies impacting projects.
Perform other duties as assigned.
Some travel required.
Education and / or Experience
Bachelor's or postgraduate degree in Architecture, Engineering, Construction, or Business Management, or significant relevant experience.
Minimum of 10 years in construction, including business operations and preconstruction.
Experience in high-density residential property development.
Experience managing project costs and schedules.
Business unit / P&L management experience preferred.
Management experience with 4-6 direct reports and 2-4 projects concurrently.
Strong estimating and purchasing experience.
Skills / Specialized Knowledge
Excellent communication and relationship-building skills with associates, contractors, and authorities.
Ability to communicate effectively in English, both written and verbal.
Maintain composure under stress.
Professional, concise written communication and presentation skills.
Confidence in public speaking and consensus-building.
Proficiency with Microsoft Word, Excel, Outlook, MS Project; familiarity with Procore and Textura is a plus.
Strong organizational, time-management, and communication skills.
Extensive estimating and purchasing experience.
Compensation Range :
$185,000 - $200,000 plus bonus.
