Job Summary This position is responsible for coordinating the maintenance and repair of Broken Arrow campus facilities. Major Duties Supervises warehouse operations and facilitates inventory accuracy. Orders and acquires parts for the maintenance of various types of equipment on both campuses. Inspects building mechanical, electrical and plumbing systems. Makes recommendations for building maintenance repairs. Coordinates and monitors the work of contractors and vendors. Assists in coordinating and implementing a preventive maintenance program. Monitors building energy consumption and addresses variations. Plans and assigns work orders and projects. Estimates labor and material costs for each project. Assists other personnel in the performance of repair and maintenance tasks as needed. Maintains record of work performed. Maintains assigned tools and equipment. Recommends the purchase of new tools and equipment. Performs related duties as assigned. Must maintain regular attendance. Knowledge Required by the Position Knowledge of facilities maintenance and repair principles. Knowledge of facilities maintenance materials, tools and equipment. Knowledge of department policies and procedures. Skill in the supervision of personnel. Skill in the operation of job-related tools, vehicles and equipment. Skill in oral and written communication. Branch Campuses assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results. Guidelines Guidelines include OSHA standards, building codes, and university policies and procedures. These guidelines are generally clear and specific, but may require some interpretation in application. Complexity/Scope of Work The work consists of related supervisory and facilities maintenance duties. The variety of tasks to be performed contributes to the complexity of the position. The purpose of this position is to coordinate the maintenance and repair of campus facilities. Success in this position results in safe and well-maintained buildings. Contacts Contacts are typically with co-workers, other university personnel, faculty, staff, students, vendors, contractors, and members of the general public. Contacts are typically to give or exchange information, to resolve problems, to provide services, or to motivate or influence persons. Physical Demands/Work Environment The work is typically performed while intermittently sitting, standing, stooping, walking, bending or crouching. The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, and utilizes the sense of smell. The work is typically performed in an office or warehouse, in a variety of university buildings, and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc. Supervisory and Management Responsibility This position has direct supervision over all Facilities Maintenance personnel on Broken Arrow Campus (3). In the absence of the Facilities Management Assistant Director of Branch Campuses, this position will assist in the coordination and management of all facilities management activities for the Broken Arrow Campus. Minimum Qualifications Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education. Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with one to three years experience or service. Possession of or ability to readily obtain a valid driver's license issued by the State of Oklahoma for the type of vehicle or equipment operated. Annual salary $40,824.00 with excellent benefits, including generous leave time.
