Network Real Estate Specialist/Developer II

This role requires an individual who can work largely unsupervised, effectively prioritizing multiple competing projects, and making daily decisions to ensure assigned projects are completed within stated timelines. Responsibilities include supervising third-party vendor due diligence, negotiating leases or amendments, and obtaining governmental approvals and permits. The successful candidate must effectively communicate and interact with various stakeholders, including other departments, landlords, community officials, consultants, and outside legal counsel, to resolve site development and property management issues. The ability to identify and remove impediments, clearly describe situations, and propose options and solutions that align with our clients best business interests is essential. After a design is chosen, or site is selected, this position will require the management of vendors on every step of the modification and entitlement process: e.g., lease negotiation, zoning approval process, title review, National Environmental Protection Act (NEPA) and State Historic Preservation Organization (SHPO), etc. Interact with other Company departments, Landlords, community officials, consultants, and outside legal counsel to resolve site development, property management issues. Duties may include a combination of the following: Manage the end to end process from site design through Real Estate Complete to allow for Macro Modifications to be started by Construction. This will include working directly with Construction, RF Engineering, A&E, Structural, Landlord to solidify a design as well as required documentation to complete the build. Review and interpret site lease and vendor contracts/legal documents to ensure compliance, coordinate and analyze title commitments, recorded documents, bonds and insurance certificates. Interface with local, state and/or federal employees regarding land use and building entitlements. At times, represent the Company at zoning hearings. Interface with Company Headquarters Regulatory Department to obtain Construction and In-service approvals, and clear any discrepancies on new and/or existing sites Develop business cases for site acquisition based on legal review of the proposed lease. Route the business case and ensure all proper approvals are obtained. Communicate, verbally and in writing, with landlords to resolve disputes or clarify lease interpretations. Project manage vendors to ensure all parties meet established time frames. Create, receive, process and manage purchase orders associated with the real estate aspects of the modification. Make certain that costs are within budgetary constraints. Manage vendors' invoicing against pay-points delivered. Maintain and update database systems to show the status at any point in the process for the modification projects, this mainly pertains to Fuze SPM and Fuze Real Estate Module. Assist with special projects as they come up. These may include but not be limited to audits, scoping for special projects, assisting other departments, vendors and landlords with RE requests, etc Critical Skills: FUZE experience Project Management soft skills Vendor Management experience Confident with computer programs, mainly excel/Google Sheets Apex Systems is an equal opportunity employer.
