Maintenance Team Leader
The Maintenance Team Leader is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently. Responsibilities include: Ensuring that the property maintains an exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained. Assisting with basic repairs and other general maintenance duties. Demonstrating exemplary principles of customer service and teamwork. Maintaining a safe, tidy, and sanitary clubhouse, office, model, hallways, and all other common areas. Ensuring that the property is free of trash, debris, and animal waste. Ensuring that the grass and landscaping are well maintained, including the watering of flowers. Ensuring the best possible appearance of each apartment prior to new resident move-in. Advising the supervisor of items needing additional attention in the apartment. Providing assistance with apartment turnovers as directed. Communicating with the Community Manager regarding any problems with maintenance or curb appeal that requires further attention. Responding appropriately to emergencies, according to policies and procedures. Participating in and attending all required in-service training sessions. Ensuring understanding and compliance with all policies and procedures. Contributing to resident satisfaction by ensuring that customer's expectations are met or exceeded. Participating in Cardinal U training as required. Qualifications include: 3-5 years of relevant industry experience, property management experience is a plus. Excellent customer service skills, strong attention to detail, and basic maintenance skills. Working knowledge of pool service/maintenance required. High school diploma or GED equivalent preferred. Ability to lift a minimum of 75 lbs. and work 8-12 hour standing shifts. Ability to work weekends and be available for on-call emergencies. Candidates with the following career experience are preferred: Maintenance Supervisor Maintenance Maintenance Manager Facilities Manager Supervisor Building Manager Building Engineer Facilities Maintenance Manager Maintenance Director The work environment includes both inside and outside of apartment buildings and in all areas of the property including amenities, with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Physical demands include the ability to push, pull, lift, carry, or maneuver weights of minimum seventy-five (75) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Regular local travel may be required to assist properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
