Position Overview

We have an exciting opportunity to support the continued growth of our retail footprint! The Director of Real Estate will lead the strategy, planning, and execution of new store development and portfolio optimization. This role is instrumental in identifying high-impact retail locations, negotiating leases, and ensuring each site aligns with our brand, customer, and growth objectives. The ideal candidate brings a strong background in retail real estate, deep market knowledge, and the ability to collaborate across teams to drive thoughtful expansion in both new and existing markets.

Responsibilities

Develop and execute a comprehensive, market-by-market real estate strategy across all store formats, including new store development, relocations, remodels, and portfolio optimization in alignment with brand and corporate growth objectives. Partner with internal partners to inform strategy through demographic studies, market trends, performance data, and financial modeling; prepare and present real estate committee packages to gain site approvals. Conduct thorough market and site feasibility analysis using customer density, income levels, traffic patterns, competition, and synergistic retail trade areas to inform site selection. Lead deal negotiations for new leases, renewals, amendments, and dispositions—ensuring alignment with financial, legal, and operational goals. Partner with legal teams to resolve issues around easements, lease language, and contractual terms. Build and manage a high-performing broker network; train and oversee brokers to ensure consistent delivery of sites that meet brand, economic, and legal standards. Track broker performance and adjust partnerships as needed. Partner cross-functionally with internal stakeholders—including Legal, Construction, Finance, Store Design—to move deals efficiently from site selection through lease execution and store opening. Monitor and assess the performance of the real estate portfolio, including retail locations, distribution centers, corporate offices, and logistics hubs. Recommend actions for underperforming assets, potential closures, or redevelopments. Maintain and manage a robust development pipeline, including regular reporting of lease actions, upcoming openings (12–24 months outlook), and real estate initiatives using internal tools and systems. Oversee site-level project coordination with design and construction teams to ensure timely execution and alignment with brand and customer experience standards. Foster strong relationships with landlords and retail developers to ensure the brand is prioritized in future development plans; serve as the key contact for lease-related escalations. Exhibit an owner’s mindset in managing all company-owned real estate assets, including sale or sale-leaseback transactions, and logistics portfolio oversight.

Our Ideal Candidate Will Have

Bachelor’s degree in real estate or equivalent experience 10+ years’ experience in retail real estate for a high-growth company A proven ability to define and achieve departmental objectives, strategies, and develop plans with achievable timelines A solutions-oriented mentality with a data-driven approach In-depth experience leading portfolio strategy and executing real estate initiatives across multiple store formats, including full-line, outlet, and small-format concepts, with a strong understanding of retail environments and luxury/lifestyle centers. High proficiency in real estate financial modeling, including proformas, cap rate analysis, sensitivity and scenario planning, with the ability to translate insights into recommendations and executive level presentations. Strong understanding of lease language, entitlements, easements, and development agreements; proven success in negotiating favorable deal terms in collaboration with internal legal partners and external stakeholders.
