Disposition Agent

The Disposition Agent will be the master strategist responsible for determining the optimal exit for every property acquired by the company, transforming assets into revenue. This strategic position requires a deep understanding of market dynamics, financial modeling, and expert-level negotiation. The agent will own the disposition process from initial valuation to closing, building and leveraging a world-class network of buyers and partners to achieve and exceed financial targets. Responsibilities

Own the disposition strategy for every acquired property, serving as the subject-matter expert on asset liquidation and profit maximization. Conduct rigorous market analysis, preparing multiple disposition scenarios for each asset, including detailed financial models with comparables, repair estimates, and After-Repair Values. Present clear, data-backed valuations and exit strategy recommendations to leadership. Continuously analyze market trends, absorption rates, and buyer activity to proactively adjust strategies and identify new opportunities. Actively build, manage, and nurture a robust network of cash buyers, investors, hedge funds, retail agents, and other real estate professionals on local, regional, and national levels. Utilize and optimize the CRM platform to track leads, manage relationships, and provide transparent data across the organization. Drive all sales activities, including on-market sales, off-market sales, and creative dispositions like wholesaling, wholetailing, and novation agreements. Partner with the marketing department to create compelling property listings and generate a consistent flow of organic leads. Manage the entire closing process from contract to close, coordinating with title companies, attorneys, internal teams, and all transaction parties to ensure a seamless experience. Facilitate internal dispositions to partner entities. Ensure all transactions adhere to legal requirements, industry regulations, and company policies, proactively identifying and mitigating potential risks. Serve as the vital communication link between the Dispositions and Acquisitions teams, providing real-time feedback on buyer demand to inform purchasing decisions. Proactively identify and spearhead entry into new geographic markets, working with Acquisitions to build a pipeline in promising new territories. Collaborate with finance and operations teams to align disposition efforts with quarterly and annual business objectives, reporting on key performance indicators like sales volume, profit margin, and days on market. Essential Skills

Real estate license - PA 3-5 years experience in real estate dispositions, wholesaling, or high-volume real estate sales Tech-savvy Proficiency with CRM software like Salesforce and Google Workspace Additional Skills & Qualifications

Ability to work independently and as part of a team Strong organizational and time management skills Knowledge of relevant legal and regulatory frameworks related to asset disposition Extensive pre-existing network of real estate investors and professionals is highly desirable Work Environment

The position offers flexible shifts and locations from Monday to Friday, including in-office and on-the-road options. The office is located in the city, featuring an updated building with great architectural interior, providing a comfortable work environment. Pay and Benefits

The pay range for this position is $70000.00 - $90000.00/yr.
