The Northern California VP Asset Manager is a critical position within the retail real estate team. Together with the Asset Management team they're responsible for managing the relationship with, and overall delivery to, the US Personal Banking (USPB) leadership. They do this by driving alignment across all Real Estate Services (RES) functions to achieve Citi's retail real estate goals and USPB objectives. The Northern California territory consists of 100+ retail bank branches. Responsibilities
Ownership and Value Add: Portfolio Management (75%) Oversight of outsourced facilities personnel to ensure retail facilities are Safe, Productive, Appealing, and Cost-Effective ('SPACE'). Perform quarterly audit inspections (field + desktop) and monitor KPIs. Oversight of outsourced facilities project management to ensure infrastructure and interior improvement projects are thoughtfully delivered in a timely and cost-effective manner. Active partnership with Citi Transactions Management (TM) and Design & Construction (D&C) to sustain business continuity and deliver incredible spaces. Strategic and holistic optimization of portfolio expenses and capital expenditure. Serve as the main-point-of-contact to landlords and property managers as it relates to all escalations and leasehold obligations. Review and approve non-recurring leasehold charges such as CAM reconciliations, property taxes, sundry charges, etc. Reporting and Financial Analyses (15%) Contribute to various reporting and analyses, presentations, financial document preparation, and other ad-hoc deliveries. Review and approve capital budgets to support strategic planning of programs and projects. Conduct regular financial reviews of budgeted and actual expenses to identify outliers and cost-reduction opportunities. Develop a thorough understanding of various cost pools and categorizing expenses accordingly. Risk Management (10%) Ensure compliance with Citigroup's RES (Real Estate Services) Operating policies and procedures, Health, and Environmental standards (e.g. Asbestos Notifications), and with all related local regulations. Actively manage and mitigate operational, financial, and reputation risk to Citi. Client-Obsession Serve as key business liaison for all real estate activities within the assigned region. This involves frequent interaction with non-RES stakeholders: retail branch leadership, distribution strategies, internal security, legal, technology, etc. Perform regular site visits to ensure facilities are being properly maintained and client needs are being met. Some travel will be required. Exhibit a "think-like-the-client" mentality to proactively and effectively manage needs and exceed expectations. 6-10 years relevant experience Broad knowledge and understanding of real estate disciplines (architecture, construction, space planning, and engineering, etc.) Comprehensive knowledge of and understanding of Finance principles in order to manage the P&L of the assets Knowledgeable of real estate law and related documents (leases, contracts, deeds) coupled with the ability to apply them to complex business situations Assessment, planning and work organization skills
