BUILDING MECHANIC Full Time / NY, NY Work Assignment: East River Plaza
We are seeking a Building Mechanic, to be directed by the Chief Engineer / Lead Mechanic and supervised by the Property Manager, to oversee and perform all facility maintenance tasks.
General Statement of Duties and Responsibilities:
The Building Mechanic oversees and performs all facility maintenance and upkeep. They shall follow a preventative maintenance program, inventory control, and the operation of all HVAC and MEP site equipment. They shall collaborate closely with management and other team members to deliver services and shall supervise technical service providers to ensure compliance with building performance specifications. The Building Mechanic shall report to the Chief Engineer and or Property Manager.
Required Qualifications and Experience:
We are seeking candidates with 5-7 years of related experience.
Candidates must possess or be willing to obtain any building required NYC licenses within one (1) year of date. Timeframe to obtain licenses will be determined by management.
They must have completed a trade apprenticeship or technical training, and a high school diploma is required.
Responsibilities include, but are not limited to the following : Perform building repairs and maintenance of all mechanical, electrical, and craft services to ensure operation within design capabilities and achievement of proper environmental conditions as prescribed by the Property Manager. Oversee the efficient operation of facility equipment and systems. Communicate with management regarding matters related to services performed. Assist the Chief Engineer to oversee that tenant improvements are performed safely and efficiently. Work with the Chief Engineer to administer an effective and accountable preventative maintenance system tailored to the facility. Regularly evaluate all equipment and systems, providing Management with a list of deficiency items and recommendations for improvement. Possess licenses and permits required by local laws and ordinances to operate, repair, and maintain the facility's equipment and systems. Monitor and adjust the Building Management System (BMS). Operate fire life safety systems. Be available on-call for emergencies related to the operations of the building. Operate, maintain, and repair all HVAC equipment which includes, but is not limited to: compressors, motors, condensers, evaporators, steam traps, pumps, expansion valves, refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety, including the use of approved recovery equipment and processes to comply with all laws and regulations. Inspect building automation systems for HVAC, lighting, and energy tracking devices. Inspect electrical motors and engines used to power pumps, compressors, and fans. Inspect electrical/control systems, all motor controls and related equipment drivers such as variable frequency drives (VFD's). Maintain and upkeep equipment / mechanical rooms. Perform daily rounds of facilities. Enter and complete Work Orders. HVAC: Inspect, diagnose, and troubleshoot HVAC systems. Complete routine preventive maintenance and repairs, including changing filters, belts, checking fluid levels, adjusting space temperatures, diagnosing and repairing VAV boxes, heat pumps, changing motors, calibrating and repairing pneumatic systems, etc. Electrical: diagnose electrical issues, troubleshoot, changing lights, ballasts, performing minor repairs. Plumbing: bathrooms repairs, soldering, snake drains, replace flushometers. Perform any additional duties on as required Available for OT Additional Critical Skills Needed : Must be able to work independently with little supervision Safety awareness Ability to lift more than 50 lbs. Ability to climb a ladder.
