This includes preconstruction budgeting and estimating, contractor selection, construction oversight, financial control, and project turnover.

The CPM independently manages all aspects of assigned projects with minimal oversight, demonstrating leadership in decision-making, issue resolution, and stakeholder coordination. The role provides leadership across internal and external teams to drive collaboration, accountability, and alignment with company objectives. This position includes day-to-day management of general contractors, national account vendors, third-party consultants (e.g., architects, engineers), and internal support teams such as the Construction Business Administrator (CBA) group.

In addition to project execution, the CPM actively contributes to the strategic planning and long-term improvement of departmental processes. This includes recommending refinements to workflows, tools, construction standards, and vendor engagement strategies to support scalability, efficiency, and cost control as the organization grows.

CPMs are expected to manage a moderate portfolio of

4–6 active projects

at any given time, with typical project budgets ranging from

$5 million to $13 million

and construction durations averaging

24 weeks . These projects are geographically diverse and require travel, cross-functional communication, and vendor accountability to deliver high-quality, cost-effective, and on-time results.

Key Responsibilities

Preconstruction, Estimating & Forecasting

Review prefeasibility reports and site investigation findings to develop accurate project budgets. Act as a key contributor to the strategic evaluation of potential real estate deals by assessing construction feasibility and long-term cost implications. Support real estate deal evaluations by providing construction estimates for project proformas and REC presentations. Refine estimates into formal REC, SIR, and NTP budgets, update project forecasts through project lifecycle. Identify potential cost drivers and value engineering opportunities early in the design and leasing process.

Design Management & Scope Coordination

Participate in SIRs and redline reviews to confirm existing conditions and align design with prototype standards. Attend scoping calls, CD kickoff meetings, and 90%/100% construction document reviews with architects and design managers. Provide constructability feedback and track scope changes impacting cost or schedule.

Bidding & Contract Execution

Lead the GC bid process: issue RFPs, conduct pre-bid meetings, level bids, interview contractors, and make selection recommendations. Lead negotiation strategy and decision-making in collaboration with procurement and legal, exercising sound judgment in vendor selection and contract terms. Review and approve construction contracts, including schedules, unit pricing, and scope exhibits. Coordinate with procurement and legal teams to ensure proper execution of vendor agreements.

Construction Oversight

Conduct preconstruction meetings, manage GC mobilization, and coordinate temporary signage, utilities, and FBO deliveries. Provide day-to-day oversight of general contractors, national account vendors, consultants, and the internal CBA support team to ensure alignment with project objectives and timely execution of responsibilities. Establish and maintain productive working relationships with GCs, consultants, and external partners. Hold all vendors accountable to contractual performance and project outcomes. Monitor field progress through site visits, OAC calls, Kahua reporting, and OxBlue image reviews. Manage cost controls: approve pay applications, change requests, lien waivers, and project forecasts to ensure financial alignment. Mentor and guide junior staff or coordinators as assigned; collaborate with peer project managers to ensure consistency in delivery and project outcomes. Support onboarding and training of new project managers by sharing tools, workflows, and best practices.

Project Turnover & Closeout

Lead substantial completion, punch walks, and project handoff to operations. Coordinate internal stakeholders and field teams to ensure seamless turnover and support continuous improvement of project closeout standards. Ensure upload of required closeout documents including utility transfers, warranty packets, and Certificates of Occupancy. Participate in merchandising coordination and grand opening readiness efforts.

Process Improvement, Strategic Planning & Organizational Leadership

Participate in departmental strategic planning sessions by providing insights on scheduling trends, permitting bottlenecks, and contractor performance across markets. Lead the development and evolution of construction execution standards across the organization, ensuring alignment with prototype specifications, permitting requirements, vendor capabilities, and operational needs. Develop and implement construction management best practices that enhance cost efficiency, scheduling accuracy, quality assurance, and stakeholder communication. Define, document, and refine construction standards, workflows, and scalable execution models to support consistent, repeatable project delivery. Collaborate with design, real estate, operations, and legal departments to integrate cross-functional feedback into evolving construction practices. Own the full construction budget for assigned projects, including forecasting, cost tracking, change order management, and final reconciliation. Contribute to departmental budgeting and resource allocation by advising leadership on contractor bandwidth, market rate trends, and regional capacity planning needs. Identify opportunities to improve internal project delivery processes, tools, and vendor engagement models. Support the implementation of department-wide process changes, digital tools, and reporting practices by testing solutions and offering feedback. Participate in peer reviews, post-mortems, and lessons-learned sessions to enhance team effectiveness and drive continuous improvement. Contribute to the professional development of peers and junior team members by providing coaching, sharing feedback, and reinforcing best practices in execution and documentation.

Vendor & Contractor Performance Management

Lead the selection and onboarding of general contractors through competitive bidding, interviews, and scope alignment, ensuring contractors meet required standards of experience, cost control, and schedule reliability. Play a critical role in hiring decisions for new general contractor partners by evaluating capabilities, verifying qualifications, and recommending award decisions to leadership and procurement. Develop general contractor teams over time by providing detailed constructability feedback, clarifying prototype expectations, and ensuring continuous improvement across multiple projects and regions. Evaluate contractor performance across metrics such as schedule adherence, cost control, communication, and quality assurance. Participate in quarterly or project-based performance reviews used to inform future bidding eligibility. Participate in the formal evaluation and grading of national account vendors and subcontractor pools. Provide performance-based feedback to procurement and leadership that influences continued engagement or vendor replacement. Support documentation of vendor performance history to ensure accountability and transparency across the project lifecycle.

Financial Leadership & Cross-Functional Communication

Lead recurring construction budget review calls with Directors, Real Estate, Finance, and Executive leadership to present updated forecasts, flag risks, and provide insight into key cost drivers. Serve as the primary voice for assigned projects in all financial status meetings, communicating confidently and concisely about variances, timeline impacts, and contingency planning. Collaborate with internal partners across Finance, Accounting, and Construction leadership to ensure project financials are aligned with broader departmental budgets and capital expenditure targets. Proactively prepare supporting documentation such as budget trackers, GC change summaries, and updated forecasts to ensure full transparency and accountability in cost management.

Qualifications

Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred. Minimum 5 years of experience managing retail/commercial construction projects. Proven ability to manage $15M–$40M in active project value concurrently across multiple markets. Strong knowledge of construction estimating, project scheduling, AIA contracts, and financial controls. Proficiency in Microsoft Office and project management tools (e.g., Kahua, Procore). Strong communication, leadership, and organizational skills with the ability to coordinate cross-functional teams and lead external partners.

WORK CONDITIONS

Full-time salaried position with regular travel (50–60%) to project sites. Project durations typically average 24 weeks; work involves both on-site field presence and digital coordination. Exposure to construction environments, moderate noise levels, and periodic physical activity required.

Physical/Sensory Requirements

Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.

Store Support Center Associates

Provide leadership and support training on all Safety programs, processes and procedures, insuring that every associate is properly trained for their position.

Follow established Safety procedures in all aspects of work assignments applicable to the position. Each associate is responsible for Safety at the Store Support Center and when visiting other company work locations. All Safety concerns must be brought to the attention of the management of a location and/or the Store Support Center Safety Department immediately.
