JOB SUMMARY
We are seeking a highly skilled and experienced Manager/Team Lead to oversee our Capital Budgeting team, including the Capital Project Analyst and Budget Specialist roles. This Manager will be responsible for leading funding, reporting, and tracking construction projects for the Capital Projects teams. They will verify all necessary approvals are obtained and ensure adherence to standard company procedures. The role involves providing data, insights, and reporting to the Senior Leadership team to drive value and deliver top performance for the Senior Housing portfolio. The candidate should rely on experience and judgment to plan and accomplish goals, perform complex tasks, and demonstrate creativity and latitude. Reports to the AVP of Capital Administration. KEY RESPONSIBILITIES
Create detailed pro-forma and financial models to enhance portfolio value. Manage, lead, and train the capital funding team to ensure accuracy, compliance, and timely budget funding across all regions and departments. Provide guidance, support, and process improvements to enhance efficiency. Develop and maintain comprehensive financial dashboards (monthly, quarterly, annual) to evaluate performance, identify variances, and provide management insights. Gather relevant data and perform financial analysis of projects using project-specific cost information. Review and approve job funding requests for Capital, Redevelopment, and Facility budgets via the Yardi system. Ensure timely processing of budget revision requests to prevent delays for contract and invoice teams. Manage the Purchase Order dashboard daily to ensure requests are processed accurately and promptly. Maintain and optimize databases and processes for unit renovations, amenities, and common area redevelopments. Maximize asset value and NOI by understanding market position, asset-specific restraints, and developing value-add strategies. Review financial analyses related to Redevelopment and value-add projects. Participate as a key stakeholder in the annual budget and reforecast processes. Analyze portfolio performance to ensure project plans and financial goals are on track, collaborating with the Capital Department. Use data-driven, value-oriented analysis to support revenue opportunities and major capital investments. Create comprehensive reports for site-level capital projects and prepare ad hoc reports as needed. OTHER DUTIES

At least 10 years of experience in financial analysis or business analytics. Bachelor's degree in finance, accounting, business administration, or related field; relevant certifications or advanced degrees are a plus. Strong strategic and financial management skills for flawless execution. Excellent organizational skills and ability to manage multiple projects simultaneously. Proficiency in MS Office (Outlook, Excel, PowerPoint), Adobe, and PowerBI. Decision-making ability on minor issues per company policy. Strong analytical, communication, and attention-to-detail skills. Experience in the Real Estate industry, especially in capital projects management or property management, is highly desirable.
