Description: The Elite Buys Homes, LLC Real Estate Acquisition Agent is responsible to find and identify potential on and off market properties to ultimately acquire and/or sell for a profit. Their responsibilities include advertising, visiting properties, negotiating with clients, and identifying expected improvement and resale prices to exit transactions while meeting specified metrics. The Real Estate Acquisition Agent is assisted with tools and support to identify potential sellers and must be a motivated and results-oriented multi-tasker who is articulate, persuasive, confident, detail-oriented and consistently able to close transactions in a smooth and successful manner. Their responsibilities also include reaching prospective sellers, networking with investors and other industry professionals, and leveraging relationships including those that exist through other Elite divisions.
Requirements: QUALIFICATIONS
3+ years of recent experience with construction project estimating preferred.
3+ years of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales is preferred.
Must be goal-oriented, driven and passionate about real estate asset acquisition and sales.
Exceptional communication skills, both oral and written, with extremely strong phone skills; ability to set and close appointments over the phone.
Demonstrated ability to create and drive successful digital marketing efforts.
Experience in Real Estate, Sales, Business or a related field of study required.
DUTIES
Executes the acquisition sales process.
Responds to all leads in a timely manner to drive business forward.
Oversee and manage Inside Sales Agents in driving lead engagement, appointment setting, and data collection.
Collaborates with others within the division to achieve individual and team budgets and other targets.
Utilizes lists to contact property owners in an effort to generate leads and acquire properties.
Pursues and sources new real estate investment deals throughout the assigned markets, including emailing, cold calling, and canvassing real estate owners and industry professionals.
Builds trust with prospects and customers to identify concerns, solve problems, and close deals.
Manages leads through a sales funnel, utilizing customer relationship management tools and best practices throughout the sales cycle.
Assesses comparables, property values, conditions, and risks through research, outreach, data analysis, site walks, and market trends.
Prepares and utilizes return on investments (ROI) spreadsheets, estimating tools, contracts, letters of intent, real estate market research reports, and other tools to close transactions.
Takes a lead role in creating and executing advertising plans and drip campaigns through coordination with Elite Marketing teams and related divisions to achieve targets.
Collaborates with the marketing team to ensure the effectiveness of campaigns.
Elicits engagement with prospective clients through intentional and consistent social media content posting.
Creates and/or manages the lists to locate owners of vacant or undervalued properties.
Creates and manages lists of buyers and sellers, both internally and externally.
Completes and submits weekly reports to the Director of Real Estate Development, per established schedules and deadlines.
Open to weekend appointments in establishing contact with potential sellers.
Carries out other tasks as needed or assigned relative to the functions of the role responsibilities.
