Plans Examiner And Combination Building Inspector

BHC Consultants is seeking a full-time or part-time Plans Examiner and Combination Building Inspector to join our team. BHC Consultants is a consulting engineering, planning, and building code and construction compliance firm in the State of Washington for over 25 years, with offices in Seattle, Tacoma, and Bellingham, Washington.

Our Building and Construction Code Compliance division provides on-call and full-service building department services to municipal agencies, federal government, and Native American tribes throughout Western Washington.

General Summary

The successful candidate will be an experienced and self-motivated building inspector and plans examiner who will perform all levels of building department plan review and inspection. This would include all aspects of building, fire and life safety codes, energy code and accessibility review, and commercial and residential review.

This position will be responsible for on-call inspections for any of our clients that we serve as needed and coordinated by the program director.

Primary Responsibilities
  • Primarily checks construction plans for code compliance.
  • Develops plan review comments addressing deficiencies or deviations.
  • Coordination with clients, applicants, and jurisdictional staff.
  • Assists the program director.
  • Provides in-office and remote support, and when necessary, performs onsite and virtual inspections on-call and as needed.
  • Responsible for checking complex construction plans to ensure compliance with agency client's ordinances and state and national regulations, including the International Building Code, International Residential Code, Uniform Plumbing Code, International Mechanical Code, and Washington State Energy Code as adopted by the Agency.
Secondary Responsibilities
  • Conduct regular on-site and virtual inspections of construction sites and review construction plans to ensure compliance with building codes and regulations.
  • Prepare reports and documentation on building code compliance and ensure that records are maintained and up to date.
  • Coordinate with jurisdictional clients on requested inspections and with other BHC inspectors and plans examiners.
  • Coordinate with applicants and other jurisdictional inspection agencies.
  • Utilize jurisdictional documentation protocols from carbon copy documents to internal database systems such as Accela, TraKit, SmartGov, etc.
Minimum Qualifications
  • Shall be ICC certified as a Plans Examiner.
  • Shall be an ICC certified building inspector as a minimum but prefer a combination certification for plumbing and mechanical.
  • Five years of agency building plan review experience.
  • Must be able to conduct electronic plan reviews using BlueBeam and Adobe programs.
  • Must have and maintain a valid Washington State Driver's license.
Preferred Qualifications
  • Licensed in the State of Washington as an Architect or Professional Engineer.
  • It is highly desirable to also possess an ICC mechanical code certification as well as a UPC plumbing certification. In addition, qualifications (Washington State Labor and Industries approved) to provide electrical inspections in Washington State is highly desirable.
Physical Demands

This position works mostly in an office environment or remote work environment. This position may also require driving to or being at construction sites at various locations around western Washington primarily with some assignments in other areas of the state. Ability to move up to 25 pounds. Ability to climb ladders and other vertical access while employing fall restraint equipment.
