The General Maintenance Technician / Handyman, reporting to the Maintenance Director , is responsible for a wide variety of maintenance and repair tasks across residential properties in HOA communities.
THIS IS NOT FOR APARTMENT COMPLEX COMMUNITIES.
The ideal candidate is a hands-on professional with experience in multiple trades, strong customer service skills, and a commitment to safety and quality workmanship.
Essential Duties and Responsibilities
The following duties and responsibilities, but not limited to, are required.
· Perform routine and emergency repairs including general carpentry (doors, trim, framing), drywall repair and painting, plumbing (leaks, clogs, fixture replacement), basic electrical (light fixtures, outlets, switches), roofing repairs including replacing shingles, flashing, and patching leaks.
· Use ladders and access roofs while strictly following roof safety protocols and ladder safety procedures.
· Conduct pressure washing for buildings, walkways, driveways, and other exterior surfaces.
· Carry out seasonal property maintenance such as gutter cleaning, filter replacement, and exterior inspections.
· Respond promptly to work orders, complete tasks efficiently, and communicate job status clearly to clients and managers.
· Maintain documentation of completed work, materials used, and labor time using company systems or mobile apps.
· Ensure all work is performed safely and in accordance with company policies and local building codes.
· Maintain clean, organized tools and equipment, and report any repairs or replacements needed.
· Operate a company-provided van to travel to job sites across the service area.
· Interact professionally with property managers and homeowners
Requirements Required Skills & Qualifications · Minimum of 3–5 years' experience in general maintenance, construction, or a handyman role
· Competence in a variety of trades including plumbing, electrical, roofing, carpentry, painting & drywall, pressure washing
· Ability to safely use and navigate ladders and roof access points in accordance with OSHA and company safety protocols
· Must have your own power tools and hand tools
· Ability to lift 50lbs, bend, climb, and work in various weather conditions
· Familiarity with power tools, hand tools, and job-specific equipment
· Strong communication and organizational skills
· Professional appearance and a customer-focused attitude
· Valid driver’s license with a clean MVR (Motor Vehicle Record)
· Ability to pass a background check and drug screening
· High school diploma or equivalent required
· The ability to work overtime when and if needed
· Ability to work rotating afterhours emergency call schedule
Preferred Qualifications · Experience with community associations (HOAs), commercial buildings, multifamily units, and single-family units
· OSHA 10 certification or other formal safety training
· Basic understanding of HVAC systems (filter changes, thermostat replacement)
· Experience using field service management software (e.g., ServiceTitan, Jobber, Housecall Pro)
· Proficiency using work order systems or mobile field service applications
· Bilingual (English/Spanish) a plus
· Trade certifications (electrical, plumbing, roofing) preferred but not required
