Position: Assistant Portfolio Manager - San Gabriel Valley
We are seeking an Assistant Portfolio Manager to join our team in Costa Mesa. Reporting to the Portfolio Manager, you will support the Property Management Department and oversee an industrial property portfolio in the San Gabriel Valley.

Hybrid / Costa Mesa, CA (willingness to visit properties in San Gabriel Valley required) Employment Type:
Full-time Work Arrangement:
Hybrid model with remote and in-office work Key Responsibilities: Approve and review daily invoices for accuracy Prepare tenant bill-backs, reimbursements, and checks Post monthly rent and distribute statements Follow-up on delinquencies and late fees Prepare legal notices and assist with property inspections Assist with tenant move-ins and move-outs Support budgeting, CAM reconciliations, and financial reporting Coordinate vendor bidding, contracts, and budget implementation Support property upgrades, tenant notifications, and transition processes Maintain tenant and vendor insurance certificates Assist with lease compliance and online tenant portal Maintain property records and certifications Perform additional activities as needed Qualifications: Bachelor's Degree or 2+ years property management experience Excellent customer service skills Experience with budgeting and CAM reconciliation Physical & Work Environment:
Must be able to stand, walk, sit, handle objects, reach, climb, stoop, and lift up to 25 pounds. Ability to drive, walk uneven ground, and work around machinery is required. Compensation & Benefits:
Hourly rate $31.25 - $36.54, with comprehensive benefits, bonus eligibility, stock incentives, and more.
