Then this Property Maintenance Manager opportunity could be the right fit for you. Responsibilities: Oversee all maintenance and preventive work orders. Be available for weekend work, on-call rotation, and emergency service calls. Monitor completion of capital projects and vendor services. Schedule vendor contracted services, review work orders, and oversee unit turns. Supervise maintenance team members and vendors/contractors. Provide training to maintenance staff following company policies, procedures, and safety standards. Manage tasks such as cleaning, painting, interior/exterior decorating, general maintenance, landscaping, snow removal, lighting, plumbing, electrical repairs, roof repairs, appliance evaluations, and other repairs. Prepare for and address REAC/HQS inspections and audits. Review maintenance, utility, and capital expenditures with the Community Manager to meet budget goals and understand operational aspects. Manage HVAC, pest control, snow removal, landscaping, develop scope of work, and oversee bidding processes. Manage maintenance shop and inventory in line with company standards, emphasizing safety and PPE use. Qualifications: High school diploma or equivalent required. Industry certifications/degrees such as NAHMS, CAMT, OSHA, HVAC, etc., preferred. At least 5+ years of operational management experience in multi-family housing. 2-3 years of leadership experience. Knowledge of hand and power tools, cleaning supplies, and safety equipment. Experience in training, budget development, vendor management, and managing expenses. Flexibility to work shifts and weekends. Willingness to obtain necessary certifications within 6 months of hire. Proficiency in computers and industry software like Yardi. Excellent verbal and written communication skills. Knowledge of Federal Fair Housing Laws is a plus. Strong customer service skills. Bilingual abilities are a plus.
