Job Summary
The Building Engineer is responsible for maintaining and repairing all common areas of the Association as defined by its governing documents. Reporting to the General Manager, this role ensures optimal performance of all building systems, coordinates with contractors, and responds to property related emergencies, including those outside of normal working hours.

: $38.99 per hour What You’ll Do (Job Duties)
Oversee and maintain all major building systems, including HVAC, electrical, mechanical, CCTV, fire/life safety, and access control. Conduct routine inspections, perform minor repairs, and identify maintenance needs. Serve as the primary responder to property emergencies and remain available for after-hours response. Coordinate and monitor city/state inspections, permits, and compliance with OSHA safety standards. Supervise daily activities and performance of onsite vendors such as housekeeping, landscaping, and pool services. Develop and execute preventative maintenance programs, annual maintenance schedules, and capital improvement plans. Assist with budget planning, track maintenance expenses, and manage inventory of tools, equipment, and supplies. Respond to resident inquiries, address maintenance concerns, and train staff on safety and system operations. Monitor in-unit construction for compliance and support architectural review processes. Participate in Board and committee meetings and maintain all required certifications and safety documentation. Who You Are (Skills/Experience)
Minimum of 3 years of onsite high rise or mid-rise building engineer experience preferably in property management, hospitality or commercial property management. Familiar with the Uniform Commercial Building Code HOA experience is a plus Working knowledge of HVAC, electrical, plumbing, and fire/life safety systems. Ability to read technical manuals, blueprints, and schematics. Strong problem solving skills and the ability to respond calmly under pressure. Excellent communication and interpersonal skills. Must be ability to stand, walk, climb and perform manual labor as needed. Capable of lifting up to 50 lbs as needed. Availability for on-call emergencies and occasional evening and weekend work. Education / Certifications
High School diploma or equivalent. Bachelor's degree or equivalent in Engineering and or Mechanical Engineering is desired. EPA 608 Certification recommended at the time of hire. HVAC certificate preferred but not required. OSHA 10, Weekly Fire Certificate, Fire Director Certificate, must be obtained within 6 months of hire. Arc Flashing Certificate, First Aid/CPR Certificate must be obtained within 1 year of hire. Valid CA Driver's License.
