$100,000 - $115,000 annually About the Role We are seeking an experienced
Portfolio Manager
to oversee the operations of a large affordable housing portfolio of 1,000+ mixed-income residential units across multiple communities in Chicago. This senior leadership role is responsible for ensuring operational excellence, maximizing occupancy and revenue, and maintaining compliance with all affordable housing regulations (including LIHTC, HUD, and other funding programs). The ideal candidate is a strategic thinker, an inspiring leader, and an expert in affordable housing property management, with a proven track record of managing large portfolios and multi-site teams. Key Responsibilities Oversee day-to-day operations of the portfolio, including property management, maintenance, leasing, marketing, and compliance teams. Develop and implement strategies to achieve financial, occupancy, and customer service goals. Ensure full compliance with all affordable housing requirements, including LIHTC, HUD, and state/local program guidelines. Collaborate with ownership to establish short- and long-term strategic plans for the portfolio. Monitor property performance through regular site visits, operational reviews, and financial analysis. Lead, mentor, and develop property managers and site teams to drive performance and career growth. Oversee budgeting, forecasting, and financial reporting for all properties. Maintain strong relationships with residents, community partners, and regulatory agencies. Identify and implement operational efficiencies and process improvements. Qualifications Minimum 7 years of progressive property management experience, with at least 3 years overseeing large affordable housing portfolios. Proven expertise in LIHTC, HUD, and other affordable housing program compliance. Strong leadership skills with experience managing large, multi-site teams. Excellent financial acumen and experience with budgeting, forecasting, and variance reporting. Exceptional communication, problem-solving, and organizational skills. Proficient in property management software (e.g., AppFolio, Yardi). Ability to travel regularly to properties within the Chicago area. Competitive salary and performance bonus structure.
