Job Description This position is responsible for planning and organizing construction projects to ensure they are completed on time, within budget, and to quality standards, thereby maintaining a positive reputation with clients and the community. The role requires effective communication with supervision and the Project Manager, promoting professionalism, honesty, and excellent project coordination. The Superintendent oversees schedule, quality, and budget for assigned projects, complying with all company policies and procedures. Job Location: Phoenix, AZ Commercial Construction Superintendent RESPONSIBILITIES: A. Design and Planning: Review contract drawings, shop drawings, specifications, and quality assurance programs to understand design criteria. Provide feedback on design details to ensure buildability. Assist in establishing budgets and schedules during pre-construction meetings. Ensure proper permits are obtained. Create detailed project schedules covering design, permitting, and procurement. B. Construction Oversight: Manage crew size and skills; monitor progress and adjust as needed. Order materials per specifications. Schedule and coordinate work activities, inspections, and subcontractors. Maintain equipment and tools, ensure compliance with municipal codes. Ensure accurate job layouts and monitor costs to stay within budget. Foster good relationships with neighbors and oversee subcontractor agreements. C. Safety Management: Enforce OSHA safety requirements and site-specific safety plans. Lead safety meetings and monitor subcontractor compliance. D. Quality Control: Ensure work proceeds according to quality assurance standards. Complete punch lists, ensure customer satisfaction, and obtain occupancy permits. Monitor compliance with SWPPP and dust regulations. E. Documentation and Reporting: Prepare and submit reports, maintain job diaries, and manage change order documentation. Ensure compliance with environmental and safety regulations. F. Supervision and Communication: Delegate responsibilities, maintain relationships with project teams, and report progress and issues. Supervise staff according to labor contracts and promote EEO initiatives. G. Other Duties: Perform additional tasks as assigned by the Managing Principal. QUALIFICATIONS: High school diploma or equivalent, with additional construction training and at least three years’ experience. Experience as a framing or drywall subcontractor foreman preferred. Carpentry skills are advantageous. Proficiency in CPM scheduling and planning software. Proven supervisory skills and ability to complete projects within budget and schedule.
