We are looking for a talented Leasing Director for Link Parks, Link's high-performing business parks division, to be responsible for all new and renewal leasing at multiple business parks within Link Parks' portfolio in Los Angeles or Orange County, CA. You will manage occupancy levels and rents against performance targets, negotiate all new leases, renewals, restructurings, and expansions, and assist with the development and execution of the marketing strategy for your assets. The Leasing Director will act as the company's representative during negotiations, at events, and in the market and should maintain a strong pulse on competitive properties and strong relationships with the brokerage community. Location: Los Angeles or Orange County, CA Responsibilities: The Leasing Director will be responsible for all leasing-related activities for several business parks with a total estimated suite count of 200+ and will: Screen incoming prospective tenant inquiries and broker calls, perform proactive outbound outreach to prospective tenants, supply property information, schedule tours, and show available space to brokers and prospective tenants Qualify prospective tenants by collecting and reviewing credit reports, articles of incorporation, financial statements, etc. Build relationships with tenants, prospects, and the tenant rep brokerage community and collaborate with any existing third-party listing brokers assigned to his or her portfolio Determine leasing assumptions during the annual budgeting and quarterly reforecasting processes Work with current and future tenants through all aspects of the lease negotiation process and accurately and efficiently prepare all leasing paperwork, gather supporting documentation as needed, and submit all required information through the company's deal management platform Offer input and suggestions regarding promotions, advertisements, and events and assist the Marketing team in the preparation and execution of such Update and maintain weekly activity and availability reports and regularly produce and distribute broker marketing materials Maintain an accurate and in-depth knowledge of all aspects of his or her assigned properties Collaborate with other Leasing Directors in Southern California Maintain a solid grasp of competing business parks in the market (rent, occupancy, etc.) You will work primarily in an office environment and will be expected to tour properties and construction sites, including mid-process unit turns, as often as needed. Qualifications: Bachelor's degree and a minimum of three years of work experience in direct leasing or sales, ideally in commercial real estate (with industrial, flex, office, or retail experience preferred), with a track record of fast-moving transactions and strong customer relationship management Southern California industrial or business park market knowledge and an existing network of brokers preferred but not required Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines is key; our leases move quickly. Self-motivation, determination, initiative, and accountability are critical Strong analytical, communication, organization, and customer service skills and the ability to remain composed and flexible Proficiency in Word, Excel, and Outlook, and the ability to learn new computer software is required. Experience with Salesforce Deal Manager is a plus Ability to travel regionally within Southern California with periodic (annual or semi-annual) overnight travel required outside of the region $97,000 - $115,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
