Job Description: Full Circle’s Executive Vice President of Asset Management (EVP-AM) is an officer’s title and is part of the Leadership Team. The EVP-AM is a strategic leader, responsible for overseeing the long-term performance, sustainability, and financial health of Full Circle’s real estate portfolio. The EVP-AM ensures that properties operate efficiently, remain financially viable, and deliver high-quality living environments for our residents. The EVP-AM works cross-functionally with Property Management, Accounting and Finance, Real Estate Development, and Mission Impact to optimize portfolio performance and align asset management strategies with our mission and goals. In pursuit of this mission, the EVP-AO shall:
Strategic Portfolio Oversight Develop, implement, monitor and train staff on portfolio-wide strategies that drive operational efficiency, profitability, and long-term asset sustainability. Monitor and analyze financial, operational, and physical performance of the real estate portfolio; proactively address underperformance. Lead annual portfolio reviews, risk assessments, and capital planning processes.
Financial Performance Oversee property and portfolio-level financial modeling, budget review, and variance analysis. Track and optimize net operating income (NOI), cash flow, and return on investment across the portfolio. Oversee 3rd-party Property Management contracts, and act as Owner’s voice in all 3rd-party managed relationships. Analyze market trends and demographics to optimally position our developments in their respective markets. Monitor compliance with lender, investor, and regulatory requirements.
Capital Planning and Asset Quality Collaborate with Property Management to develop and implement capital improvement plans and preventive maintenance strategies. With Real Estate Development, provide feedback, best practices and lessons learned around Basis of Design. Ensure assets are maintained at high quality standards, with a focus on long-term resilience and resident satisfaction.
Reporting and Compliance Prepare and present asset performance reports and Schedule of Real Estate Activities to the Board, leadership team, funders, and other stakeholders. Ensure compliance with financing, regulatory, and partnership agreements, including LIHTC and HUD programs.
Collaboration and Leadership Lead and mentor asset management staff, and coordinate closely with internal departments including Property Management, Accounting and Finance, Real Estate Development, and Mission Impact around development, acquisition, renovation and disposition strategies. Serve as a key liaison with external partners such as investors, lenders, housing agencies, and auditors. Recommend solutions, leveraging technology as needed, to automate time-consuming and data-heavy tasks to improve reporting and performance, increase reliability and strengthen employee satisfaction.
Qualifications, Skills and Abilities: Candidates must have:
Bachelor’s degree (Master’s degree preferred) and 10 year’s progressive experience in affordable housing real estate management and compliance (5+ in a leadership role). High degree of initiative and independence. The aptitude to supervise staff, particularly to mentor. Sophisticated understanding of affordable housing programs, property and asset management. An in-depth technical aptitude for and knowledge of compliance requirements for all affordable housing product types. Well-developed analytical, oral, written and presentation skills. Ability to collaborate with and lead a wide variety of individuals and groups. Capacity to work productively under pressure. The capacity to assess and communicate risk and related high level information.
