Position Overview : Flynn Properties is seeking an Associate to join its San Francisco-based team. The candidate will actively evaluate new investment opportunities, underwriting, conducting due diligence, and preparing investment memos for potential acquisitions. Additionally, the candidate will be involved in asset management of existing properties, assisting with dispositions, refinances, and recapitalizations. This is an exciting opportunity to join an active, lean investment team in a visible role, working alongside senior members, with potential for growth and advancement. Key Responsibilities : Creating detailed Excel and Argus models to analyze financial structures, cash flows, and evaluate new acquisition opportunities. Maintaining acquisition pipeline trackers through engagement with external brokers. Preparing detailed investment memorandums, research reports, and analyses for Flynn Properties Management Team, institutional partners, and lenders. Conducting property-level, market, and industry due diligence. Interfacing with lenders, equity partners, legal teams, and third-party vendors. Producing annual strategic business plans and working with property teams on budgets and cash flow projections. Assisting with lease negotiations and analyses for prospective tenants. Reviewing and abstracting legal documents such as partnership agreements, loan agreements, and leases. Organizing and maintaining asset-related documents. Overseeing ongoing capital projects within the portfolio. Qualifications : 2-5 years of relevant experience in real estate underwriting, acquisitions, or asset management. Exceptional attention to detail and organizational skills. High proficiency in Microsoft Excel and Argus. Strong cash flow and partnership structure modeling experience. Ability to work independently and in teams. Effective multitasking and prioritization skills. Resourcefulness and a positive attitude. Excellent written and oral communication skills.
