Position Overview:
viewThe ideal candidate for the Director, Real Estate Investments & Underwriting position is a self-starter who is detail-oriented and driven by results, with the ability to interpret hard data into real-world situations. This individual embodies a strong ethical core and collaborative spirit. Deep expertise in financial modeling and underwriting is required for this position.
This in-o ffice role will be based in our North Dallas office and report to the Managing Director. In this role, you will be expected to make substantial contributions to analyses that will inform the firm’s investment and asset management decisions across a variety of property types, primarily including Office, Retail, Manufactured Housing, and Distressed Debt. This role will involve all aspects of development, acquisitions, asset management, leasing, and dispositions.
Key Responsibilities:
Perform a wide range of analyses including acquisitions, dispositions, refinancing analyses, valuations, sell/hold analyses, leasing NPV/NER, sensitivities, promote waterfalls, and other ad hoc analyses.
Understands loans and debt structure, transactional documents and processes, and management agreements.
Analyze operating budgets, capital plans, and reforecasts.
Support the development and maintenance of financial models for prospective and active real estate investments.
Evaluate deal structures, capital stacks, and return metrics (IRR, equity multiples, etc.).
Assist with preparing financing packages for lenders, investors, and joint venture partners.
Conduct market research to inform rent, expense, and absorption assumptions.
Analyze rental trends and gather data through broker outreach and industry resources.
Contribute to evaluating investment strategies, including cash flow projections, returns, and disposition scenarios.
Create investment memos to present opportunities internally and to investment partners.
Participate in financial and physical due diligence for investment opportunities.
Assist in the review and coordination of legal documents, including leases and sales contracts.
Assist in the review of operating budgets and financial reporting.
Coordinate with sponsors related to monthly payments and financial reporting requirements in accordance with the investment documents.
Qualifications & Experience:
Bachelor's degree in Finance, Real Estate, Economics, or a related field.
5-8 years of relevant experience, preferably in real estate finance, investments, or development in commercial asset classes; additional experience in self-storage and multifamily is a plus.
Prior experience in a Financial Analyst or Senior Financial Analyst role within a real estate firm is a plus.
High proficiency in Microsoft Excel, including modeling and analytical functions; experience with Argus and Yardi.
Strong quantitative, analytical, organizational, and communication skills.
