Maintenance Technician
Calvary Street Property Management is seeking a Maintenance Technician for a 152-unit affordable assisted living LIHTC property located in Washington, DC. The Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the Maintenance Supervisor. Daily property maintenance activities, including apartment maintenance, general electrical, HVAC, and plumbing repairs. Responsibilities
The Maintenance Technician will report to the Maintenance Supervisor and be part of an onsite team. Responsibilities include, but are not limited to: Assist in responding to maintenance requests, using work tickets to track calls. Conduct interior maintenance, including walking the interior and exterior of the property, making daily rounds for trash pick-up, shoveling snow, and spreading ice melt when applicable. Assist in checking all mechanical and electrical equipment, valves, and other components to ensure the building has continuous heat or air conditioning, power, and hot water. Perform basic HVAC preventative maintenance, including filter and belt changes, coil cleaning, control setting, and assisting with complex repairs. Assist in maintaining building lighting, including light fixture, bulb, and ballast replacements, which may involve the use of extension ladders. Maintain, troubleshoot, and repair apartment appliances, including dishwashers, ranges, refrigerators, microwaves, washers, dryers, garbage disposers, and water heaters. Repair basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires. Adhere to safety protocols when completing maintenance tickets. Participate in after-hours on-call emergency rotation; be available to be part of a rotating on-call schedule for after-hours and weekend emergencies. Performs other duties as assigned. Qualifications High school diploma or equivalent qualification; A minimum of 2 years experience in a similar role; Available to work overtime, including weekends, public holidays, and evenings; Excellent written and verbal communication skills. Must be well-organized and have the ability to prioritize tasks. Physical Functions Team member will perform indoor and outdoor maintenance activities. Maintenance functions will include standing, walking, sitting, stooping, bending, lifting up to 65 lbs., ability to climb ladders, and working at heights and in confined spaces.
