We are seeking a high potential Commercial Real Estate Lending Underwriting Transactor to help grow and manage the Ultra High Net Worth (UHNW) Commercial Real Estate (CRE) lending platform serving UHNW clients (generally clients with a minimum net worth of at least $50 million) of WM. The role is for either the Purchase, New York or Coral Gables, FL office and will support and collaborate with the UHNW Senior Lending Transactors (SLTs) and Asset Managers (AMs) throughout the US. Position goal is to support the UHNW CRE Lending team, regional Senior Lending Transactors, Asset Managers, and clients in managing and delivering the UHNW CRE product for Morgan Stanley's Private Bank. Responsibilities will include the following: Support Lending transactors in the execution and maintenance of Commercial Real Estate secured loans on Morgan Stanley's balance sheet. Engage in on-going portfolio maintenance including monitoring loan covenants, loan servicing, and ensuring accurate and timely update of loan portfolio metrics / reports. Conduct annual relationship and loan reviews to monitor collateral performance during the term of the loan/relationship. Evaluate UHNW Lending opportunities specific to commercial real estate, which will include activities such as: i) evaluating the obligors; ii) valuation of the underlying collateral; and iii) determining if the opportunity aligns with the UHNW Commercial Real Estate Lending program. Performing required due diligence with regards to the collateral property as well as sponsors, including underwriting property cash flows, rent roll analysis, reviewing balance sheets, and understanding global cash flow of guarantors. Identify key risk and mitigants related to existing loans and new opportunities and propose potential structural protections and other terms and conditions that may mitigate such risk. Prepare and/or assist the SLT/AMs with the preparation of credit memoranda clearly outlining transaction, purpose, strengths, risks and mitigants, financial/collateral analysis and other key terms and conditions required to support the SLT/AM's recommendation to move forward with the opportunity. Assist the SLT/AM in efficiently managing the transaction cycle through final credit approval, documentation, closing and initial funding of the transaction ensuring timely coordination with all parties involved including Credit Risk Management ("CRM"), Loan Operations, Compliance, In-house Counsel, and any other relevant stakeholders. Experience: Bachelor's Degree required; Minimum 3-5 years' experience in commercial real estate lending, origination and/or credit analysis; Private Banking Lending experience is a plus; Formal credit training a plus. Expected base pay rates for the role will be between $85,000 and $140,000 per year at the commencement of employment. However, base pay if hired will be determined on an individualized basis and is only part of the total compensation package, which, depending on the position, may also include commission earnings, incentive compensation, discretionary bonuses, other short and long-term incentive packages, and other Morgan Stanley sponsored benefit programs.
