Position Description This Lead Maintenance Technician is responsible for the indirect supervision and oversight of maintenance staff and operations within Jubilee Housing under the direct supervision of the Maintenance Supervisor. Performs skilled labor in the repair and maintenance of Jubilee properties, including cleaning, carpentry, plumbing, mechanical, and basic electrical work.

Specific Duties

Assists and supports the Maintenance Supervisor in organizing, training, and leading maintenance personnel to ensure high quality work with maximum efficiency and adherence to safe work practices.

Assume the duties of Maintenance Supervisor when requested, during the absence of the Maintenance Supervisor.

Leads the process of accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory, returning unused items, and ordering supplies under supervision.

Leads the completion of the “make-ready” process to prepare vacant apartment homes for leasing, including inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.

Safely performs and leads maintenance tasks across various building systems, including HVAC, plumbing, electrical, painting, carpentry, and mechanical disciplines.

Supports cost-saving initiatives by fixing rather than replacing parts when possible, minimizing waste, and practicing proper tool and equipment use.

Works independently off work orders using OneSite software, documenting all activities via tablet.

Ensures proper care and safe use of equipment and tools, following safety standards.

Reads and interprets construction and equipment documents such as drawings and manuals.

Adheres to safety policies and communicates effectively with co-workers, residents, and management.

Assists other trades personnel with complex tasks.

Performs additional duties, including overtime, after-hours, emergency work, and special events, as an essential employee.

Desired Qualifications

Ability to lead, motivate, and direct maintenance staff at various skill levels.

High School diploma or equivalent (GED).

HVAC Universal Certification through vocational/technical education or equivalent experience.

Ability to perform duties safely and efficiently.

Excellent interpersonal skills for working independently and with residents and staff.

Availability for after-hours and emergency callbacks as an essential employee.

Effective verbal and written communication skills.

Proficiency with Microsoft Office and computerized systems.

Valid driver’s license.

Ability to meet physical requirements.
