We're seeking someone passionate about crafting dynamic experiences and fostering a sense of community for our diverse customer base within the portfolio.The Assistant Property Manager plays an important role supporting the property management team in managing the portfolio's operational and financial health. The PM team is charged with ensuring our buildings are well-maintained and effectively run while also enhancing the customer experience through creative programming, community building, and strategic local partnerships, making the space not only functional but also a preferred destination. The PM team has a dual responsibility, which is essential for achieving operational excellence and fostering a vibrant community atmosphere across our properties.WORK PERFORMED: Build strong customer relationships by proactively addressing customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional serviceAssist with customer relations opportunities to promote open communication and customer satisfactionHelp ensure the strong financial performance of the assets within the assigned portfolioAssist with researching, preparing, and implementing annual budgets including coordination of certain revenue, operating expenses, and capital expenditures for building improvementsReview and code invoices and submit for approvalAssist with negotiating and managing vendor contractsConduct regular property inspections to prevent problems/identify opportunitiesAdhere to company policies and ensure compliance with OSHA standards, building codes, governmental agency directivesAssist with review and monitoring of daily work order report and weekly outstanding work order reportInitiate customer billings as neededHelp with coordination of customer move-ins and move-outs; following up as needed on punch list inspectionsReview and understand leases related to assigned portfolioAssist with coordinating customer projects and follow-up on customer work requestsIdentify and implement procedures to minimize insurance risks.JOB REQUIREMENTS:Effective organization and time management skillsStrong interpersonal skillsDetail-oriented and analyticalExcellent written and oral communication skillsComputer proficiency MS Office and InternetProven record of providing excellent internal and external customer serviceKnowledge of basic business and accounting practicesPresent self in a professional manner at all timesMust exhibit a high level of initiativePossesses good problem-solving and decision-making abilities.EDUCATIONAL/EXPERIENCE:2-4 years experience in commercial property management highly desirableBachelor's Degree preferredBudgeting/reporting experience helpfulWORK ENVIRONMENT:This job operates in a professional office environment, as well as throughout a variety of properties. May be exposed to construction sites and various weather conditions. This role routinely uses standard office equipment such as computers, scanners, phones, and video conferencing equipment.PHYSICAL DEMANDS:While performing the duties of this job, the employee is regularly required to talk, hear, see, sit, stand, and walk for prolonged periods of time; use hands to finger, handle and feel; and reach with hands and arms. The employee may occasionally need to climb, balance, bend, and crouch. Must be able to inspect all areas of the properties, including roof and basement. The employee may occasionally lift, push, or pull up to 25 pounds. Ability to read, understand and to communicate information and ideas clearly in writing and orally required.
