Description : Job Summary :
We are seeking a dedicated and knowledgeable Resident Specialist (Leasing Consultant) to join our team. The Resident Specialist serves as the primary point of contact for both prospective and current residents at our affordable apartment complex. This role involves leasing apartments, providing excellent customer service, and ensuring compliance with affordable housing programs (e.g., LIHTC, Section 8). The Resident Specialist markets available units, processes applications, certifies eligibility, renews leases, and fosters a positive community environment.
Key Responsibilities :
Leasing : Conduct property tours, highlight amenities, and address prospect inquiries. Maintain comprehensive knowledge of available units. Assist in the onboarding process for new residents.
Application Processing : Screen applicants, verify income eligibility, and ensure compliance with affordable housing regulations. Collect and process applications, leases, and related documentation.
Resident Relations : Address resident concerns, coordinate maintenance requests, and build positive relationships to enhance resident retention.
Compliance : Maintain accurate records, ensure adherence to federal, state, and local affordable housing guidelines (e.g., LIHTC), and prepare reports for audits.
Administrative Tasks : Manage lease agreements, renewals, and oversee move-in and move-out processes. Update resident files and maintain organized documentation.
Requirements :
Skills and Qualifications :
Excellent communication and interpersonal skills.
Ability to work collaboratively in a team-oriented environment.
Organizational skills with attention to detail.
Previous leasing, customer service, and/or sales experience preferred.
Proficiency in using technology and software for record-keeping and communication; Yardi experience is a plus.
Strong problem-solving abilities and a proactive approach to resident needs.
High School diploma or equivalent.
Must be able to speak, read, and write English proficiently.
Bilingual in English / Spanish preferred.
Drug and background testing required.
