The Maintenance Mechanic supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment, and systems in assigned facilities. Assists in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls, floors, and ceilings. Installs and maintains fixtures, roofing systems, lighting, etc. Job Description Constructs, erects, installs and repairs structures and fixtures of wood, plywood and wallboard, conforming to local building codes. Plan gypsum drywall installation, erects metal framing for fastening drywalls and installs drywall to cover walls, ceilings, soffits and moveable partitions. Seals joints between plasterboard and other wallboards to prepare wall surface for painting or papering. Installs and repairs wiring, electrical fixtures, apparatus and control equipment. Applies coats of paint, varnish, stain, enamel or lacquer to decorate and protect interior or exterior surfaces, trimmings and fixtures. Covers interior walls and ceilings of rooms with decorative wallpaper or fabrics. Lays out, assembles, installs and maintains pipe systems, pipe supports and related hydraulic and pneumatic equipment for steam, hot water, heating, cooling, lubricating and sprinkling systems. Assembles, installs and repairs pipes, fittings and fixtures of heating, water and drainage systems. Installs, repairs and services mechanical or electrical locking devices. Welds metal parts with gas welding equipment as specified by layout, welding diagram or work order. Repairs broken or cracked metal objects, fills holes and builds up metal parts. Lays out, positions and tack welds workpieces. Reads blueprints, specifications, proposals and other documentation to assist in preparation of time, cost and labor estimates for remodeling projects or work orders. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: (Other duties may be assigned by Building Management.) CARPENTRY Ability to read blueprints to determine location and size of structures. Selects specified type of materials. Assists in layout preparation. Erects framework for structures. Verifies trueness of structure with plumb bob and carpenter's level. Lays out and installs partitions and cabinet work. Applies sound-deadening and decorative paneling to ceilings and walls. Fits and installs prefabricated window frames, doors, doorframes, weather stripping, interior and exterior trim and finish hardware such as locks and kick plates. Erects scaffolding and ladders for work above ground level. Lays out reference lines and points for use in computing location and position of metal framing. Measures, marks and cuts metal runners, studs and furring channels to specified size. Secures metal framing to walls and furring channels to ceilings. Measures and marks cutting lines on drywall. Scribes cutting lines on drywall and breaks board along cut lines. Fits and fastens board into specified position on wall. Cuts openings into board for electrical outlets, vents or fixtures. Measures, cuts, assembles and installs metal framing and doorways. Fits, aligns and hangs doors and installs hardware such as locks and kick plates. Mixes ceiling compound by hand or with portable electric mixer and spreads compound over joints between boards. Presses paper tape over joint to embed tape into compound and seal joint or tapes joint using mechanical applicator that spreads compound and embeds tape in one operation. Spreads and smooth the cementing material over tape to blend joint with wall surface. Sands rough spots after cement has dried. Fills cracks and holes in walls and ceiling with sealing compound. Installs metal molding at corners in lieu of sealant and tape. Applies primer to walls and ceiling preparatory to final finishing. Countersinks nails or screws below surface of wall prior to applying sealing compound. ELECTRICAL Reads blueprints and assists Lead Mechanic with execution of final layout. Follows diagrams or blueprints, ensuring that concealed wiring is installed before completion of future walls, ceilings and flooring. Measures, cuts, bends, threads, assembles and installs electrical conduit. Pulls wiring through conduit or subfloors in accordance with local building codes. Splices wires by stripping insulation from terminal leads, twisting or soldering wires together and applying tape or terminal caps. Connects wiring to lighting fixtures and power equipment. Installs control and distribution apparatus such as switches, relays and circuit breaker panels. Connects power cables to equipment, such as an electric motor and installs grounding leads. Tests continuity of circuit to ensure electrical compatibility and safety of components with testing instruments such as a multi-meter. Observes function of installed equipment or system to detect hazards and need for adjustments, relocation or replacement. Repairs faulty equipment or systems. Connects power supply wires to machines and equipment and connects cables and wires between machines and equipment. Diagnoses malfunctioning apparatus such as transformers, motors and lighting fixtures and replaces damaged or broken wires and cables. Tests malfunctioning machinery and discusses malfunction with other maintenance workers to diagnose malfunction. Replaces faulty electrical components of machine such as relays, switches and motors and positions sensing devices. Assists in planning layout of wiring and installs wiring, conduit and electrical apparatus in buildings. Diagnoses and replaces faulty mechanical components of machines and equipment. PAINTING AND WALLPAPERING Smooth surfaces and removes old paint from surfaces to prepare surfaces for painting. Fills nail holes, cracks and joints with caulk, putty, plaster or other filler. Removes fixtures such as pictures and electric switchcovers from walls prior to painting. Spreads drop cloths over floors and room furnishings and covers surfaces such as baseboards, door frames and windows to protect surfaces during painting. Paints surfaces with brushes, spray gun or paint rollers. Erects scaffolding or sets up ladders to perform tasks above ground level. Measures walls and ceiling to compute number and length of strips required to cover surface. Sets up pasteboard and erects scaffolding. Marks vertical guideline on wall to align first strip. Smooth rough spots on walls and ceilings. Fills holes and cracks with plaster. Removes paint, varnish and grease from surfaces. Applies sizing (thin glue) to waterproof porous surfaces. Measures and cuts strips from roll of wallpaper or fabric. Mixes paste to desired consistency and brushes paste on back of wallpaper or fabric. Trims selvage (rough edge) from strips. Places paste-coated strips on wall or ceiling to match adjacent edges of figured strips and smooth strips with dry brush or felt-covered roller to remove wrinkles and bubbles. Removes old paper with water, steam machine or chemical remover and scraper. PLUMBING AND PIPEFITTING Assists Lead Mechanic with studies of building plans and working drawings to determine works aids required and sequence of installation. Assists Lead Mechanic in selection of type and size of pipe and related materials and equipment, such as supports, hangers and hydraulic cylinders, according to specifications. Plans installation or repair to avoid obstructions and to avoid interfering with activities of other workers. Assembles and installs variety of metal and nonmetal pipes, tubes and fittings, including iron, steel, copper and plastic. Joins pipes by use
