Overview:

The Area Director of Sales & Marketing is primarily responsible for leading and driving top-line revenue strategies for key sales segments, including group and volume transient, at the primary property (serving as Director of Sales & Marketing). This role also involves overseeing sales and marketing activities for other assigned market hotels. The individual must stay ahead of market trends, monitor market share, analyze competitive hotel data, and direct the sales teams to meet or exceed revenue targets. Additionally, the role includes developing and executing marketing communications plans to position the hotels effectively and managing the sales and marketing budget to support revenue goals.

This position offers a pathway to gaining multi-hotel oversight experience, preparing for larger regional responsibilities. The two hotels under this role are the Residence Inn by Marriott Scarborough/Portland and the La Quinta by Wyndham Boston/Somerville. The office is based at the Residence Inn, with some monthly travel to the La Quinta.

Responsibilities:

  • Lead and drive top-line revenue for key sales segments at the primary hotel and oversee sales at other assigned hotels.
  • Analyze market trends, share, and competitive environment to adapt strategies.
  • Create and implement marketing plans to position the hotels and manage budgets accordingly.
  • Act as the voice of the customer, communicating issues and feedback at all organizational levels.
  • Utilize data from Smith Travel Research, financial P&L, sales mix, forecasting, and other reports to inform decisions.
  • Understand and communicate market demand, supply, and economic factors affecting performance.
  • Conduct competitive set reviews, SWOT analyses, and monitor new market supply.
  • Develop strategies to penetrate primary markets and manage key accounts.
  • Design sales deployment and market assignment strategies.
  • Set sales goals aligned with budget and market share objectives.
  • Manage group pace and sales activity schedules.
  • Lead owner relations and communication efforts for all assigned hotels.

Qualifications:

  • Bachelor’s degree in Hotel Management, Business, or Marketing preferred.
  • Minimum 5 years’ experience as a DOSM or sales leader, with hotel sales background.
  • Experience overseeing multiple hotels preferred.
  • Proficient in sales automation tools (e.g., DELPHI) and PMS systems.
  • Experience collaborating with revenue management and operations teams.
  • Strong knowledge of market segments and distribution channels.
  • Excellent communication, presentation, and interpersonal skills.
  • Leadership ability to motivate and develop sales teams.
  • Proficiency in MS Office (Word, Excel, PowerPoint).
  • Ability to multitask, prioritize, and meet deadlines.
