Paradigm is a Boston-based real estate investment, development, and management firm that owns a +3-million square foot portfolio of commercial buildings, in addition to providing third party property management services to property owners throughout New England and the Ohio valley.
Position Description:
The Investment Analyst plays a critical role on Paradigm’s team, contributing to the underwriting and closing of commercial property acquisitions and holding several asset management responsibilities. The Analyst supports the Investment team to advance property acquisitions, equity and debt capitalization strategies, and portfolio dispositions. The Analyst’s Asset Management responsibilities include updating cash flow models for quarterly portfolio valuations, assisting in lease analysis and capital expense modeling, and liaising with investors and lenders associated with the properties.
Responsibilities:
Acquisitions:
- Develop Argus and Excel financial models for acquisition targets.
- Assist in due diligence by gathering and validating assumptions related to market rents, operating expenses, real estate taxes, and other relevant factors.
- Perform sensitivity analyses on financial models to evaluate risk characteristics and investment scenarios.
- Coordinate engagement of third-party due diligence vendors and contractors.
- Collect and analyze leasing and sales comparable data.
- Support preparation of investment committee materials and presentations.
- Organize and coordinate documentation for the seamless transition of new acquisitions to Property Management and Accounting teams.
Asset Management:
- Update Argus cash flow models for existing properties to support internal valuations, investment analyses, cash flow forecasting, and financing activities.
- Collaborate with joint venture partners and internal teams to fulfill monthly and quarterly reporting requirements.
Market Research:
- Monitor and maintain up-to-date data for target markets and asset classes.
- Assist in research and analysis efforts to support both new and existing investment strategies.
Qualifications:
- B.S./B.A. plus a demonstrated desire to work in the commercial real estate field.
- High interest, curiosity, and enthusiasm about commercial real estate.
- Working knowledge of Argus preferred.
- Strong skills with Microsoft Office, especially Excel, required.
- Strong communication and interpersonal skills, both oral and written.
- Ability to learn quickly and solve problems in a dynamic environment.
- Experience in a real estate acquisitions or asset management support role preferred but not required.
- Familiarity with office lease structures, operating expense escalations, and real estate debt preferred but not required.
- Excellent quantitative and analytical skills.
- Exceptional organizational and time management skills, with the ability to prioritize tasks, multitask, and meet deadlines.
