As a Property Manager, you will oversee commercial, industrial, and office properties. You will manage these properties in accordance with the goals, policies, and procedures set forth by the client and IRG Realty Advisors. You will report directly to the Senior Portfolio Manager (SPM) and participate in budgeting, financial analysis, and reporting. You will provide operational expertise, insight, and vigilance to meet the ownership and client financial and operational goals.
We are seeking U.S.-based candidates, preferably in Atlanta, Georgia, and surrounding areas. The portfolio will include properties in the Southeastern U.S.
Duties:
Manage the financial objectives of assigned properties by analyzing monthly financial reports, identifying variances, and implementing corrective actions.
Prepare annual budgets and capital plans with the assistance of the Property Accountant and SPM.
Maintain properties by investigating and resolving client/tenant/owner complaints and proactively addressing issues.
Work with the Operations and Maintenance Team to ensure all services are properly contracted and maintained in excellent condition.
Negotiate and authorize contracted work within established policies and procedures.
Prepare reports for the Vice President of Property Management by analyzing data and trends.
Oversee operations managers, site managers, and third-party contractors.
Create schedules for regular property evaluations with the Operations and Maintenance Team.
Ensure building safety from fire, flood, and other hazards.
Maintain the efficiency and good condition of facilities.
Contribute to team efforts by achieving related results as needed.
Support leasing initiatives for properties.
Manage Tenant Improvement projects.
Skills/Qualifications:
2-5 years of experience in commercial facility or property management.
Ability to multitask and work under pressure.
Strong communication skills across all management levels.
Organized, disciplined, and risk-aware portfolio management.
Self-motivated; completes projects and tasks effectively.
Leadership and team-building skills.
Experience in third-party leasing and project management is a plus.
Proficiency in Microsoft Outlook, Word, Excel, and PowerPoint.
