Job DescriptionJob Description Job Description: Hours :Monday Friday, 9:00 AM 5:00 PM Position Overview: We are seeking a highly organized and experienced Property Manager to oversee a diverse portfolio of office properties. The ideal candidate will work closely with the Board of Directors and senior management, managing multiple projects simultaneously while ensuring operational excellence, tenant satisfaction, and financial performance. This role requires proactive leadership, exceptional project management skills, and a comprehensive understanding of property operations. Key Responsibilities: Cultivate and maintain positive relationships with tenants, vendors, and stakeholders, responding promptly to needs and inquiries. Manage portfolio revenues and expenses, utilizing sound financial practices to meet budgetary and financial objectives. Oversee accounts receivable and lease compliance, ensuring tenants meet their financial and contractual obligations. Coordinate maintenance requests with vendors, ensuring timely resolution and quality service delivery. Develop and oversee the annual operating budget for the portfolio. Manage accounts payable and receivable processes, including invoicing and financial recordkeeping. Support occupancy initiatives by enhancing tenant relations and ensuring vacancies are maintained to market standards, achieving high renewal rates. Investigate and resolve tenant complaints, disturbances, and violations efficiently and professionally. Ensure compliance with all relevant policies, codes, regulations, and governmental directives, maintaining accurate property and portfolio documentation. Orchestrate tenant move-in and move-out procedures, including , vendor coordination, and insurance compliance. Conduct regular property inspections to uphold standards related to grounds, curb appeal, safety, cleanliness, and overall property condition; implement corrective actions as needed. Solicit bids, award contracts, and oversee contractors and vendors, ensuring adherence to service agreements and performance standards. Collaborate with senior management to plan, schedule, and oversee maintenance, major repairs, and capital improvement projects. Assist in construction management activities, including punch list walkthroughs and finish selections. Lead, motivate, and develop a small team of maintenance and administrative staff, providing necessary training and guidance to meet organizational goals. Perform additional duties as assigned to support operational success. Minimum Qualifications: Bachelors degree or equivalent experience in property management or related field. 8+ years of office property management experience . Relevant certifications such as CPM or RPA are highly desirable. Proven leadership skills and the ability to manage multiple projects simultaneously. Strong knowledge of property management operations, construction management, and regulatory compliance. Excellent written and verbal communication skills. Strong analytical, organizational, and problem-solving abilities. Experience working closely with executive leadership and Boards of Directors. Current assistant property managers with the requisite experience and readiness for advancement will also be considered.
