Provide formal supervision to employees within a single functional or operational area. Approve staff recruitment, selection, promotion, and termination recommendations. Plan staffing levels, utilize labor efficiently, and prepare performance appraisals. Mentor team members and lead by example, aligning with company values. What you’ll do
Coordinate maintenance with contractors and technicians. Oversee building systems including fire/life safety, plumbing, HVAC, and electrical systems, staying current with HVAC technology trends. Maintain communication with tenants, clients, owners, facility management, and vendors. Assist in acquiring management and maintenance contracts. Maintain as-built drawings. Respond promptly to emergencies and customer concerns. Implement inventory control and purchase parts and supplies. Ensure compliance with codes, regulations, and directives related to building operations. Applicants must be authorized to work in the U.S. without visa sponsorship. What you’ll need
Knowledge of applicable practices, laws, project controls, and environmental regulations, including safety laws. Universal CFC/EPA certification required. Additional certifications in HVAC, electrical, mechanical, refrigeration, process controls, or related fields are preferred. Licenses as required by local/state jurisdictions. Basic financial knowledge, including calculating percentages, discounts, and conducting financial analysis. EEO and accommodations
