Lead all aspects of estimating, value management, variance tracking, and market input. Oversee logistics, scheduling, and VDC. Coordinate design schedules and deliverables. Proactively identify and mitigate design phase project risks. Execute strategies to enhance fees. Manage preconstruction deliverables in alignment with contract knowledge. Collaborate with teams on Purchasing, Economic Inclusion, VDC, IDC, and Safety during the design phase. Guide estimating, purchasing, and operations teams to ensure efficient estimates, value management, coordination reviews, GMP development, and assistance with buyout. Ensure seamless process execution from project pursuit to GMP and trade partner buyout. Align schedules, logistics, staffing, and fees for each deliverable. Work collaboratively with Operations, Estimating, and Purchasing on bid-packaging strategies. Assist Operations during the project buyout phase, managing schedules and guiding the Purchase and Award schedule. Co-lead GMP development with Operations leads, ensuring adherence to the GMP baseline. Oversee design partners on all projects, including Design-build projects as a Design Manager, ensuring design deliverable expectations, cost trends, and schedules are met. Meet client expectations as outlined in contracts and communicated verbally. Present preconstruction deliverables clearly to C-suite executives. Represent Gilbane in meetings with owners and design teams during the design phase. Stay informed about market conditions, including procurement elements affecting projects. Build and maintain accurate design phase schedules using pull planning for critical milestones. Coordinate constructability reviews with operations and estimating during the design phase. Guide and develop technical leadership skills in Preconstruction Engineers. Participate in preconstruction pursuits, including RFP writing and project strategy formation. Monitor Key Performance Indicators (KPIs) for project health. Train direct reports on processes and daily task completion. Manage the workload and performance of direct reports, aligning them with company standards. Cultivate a positive, inclusive work environment. Communicate company strategy clearly to direct reports. Collaborate with business development to ensure project integration with sales strategies and strengthen client relationships. Qualifications

Experience/Education Bachelor's degree in Engineering, Construction Management, or a related technical field. 5-7 years of experience in leading operations, procurement, estimating, scheduling, or supply chain management teams. 2-5 years of construction management or A/E industry experience. Preferred experience in multiple project delivery types (CMR, DB, IPD, etc.). Design phase/design-build management experience preferred. Continuing education (e.g., DBIA, LEED) may be required for specific markets/regions. Or equivalent combination of education and experience. Knowledge, Skills & Abilities In-depth knowledge of design and construction practices and materials. Exceptional communication skills, both verbal and written. Working knowledge of estimating, purchasing, VDC, operations, and scheduling. Strong interpersonal and leadership abilities. Excellent planning and risk management skills. Proven ability to lead multi-disciplined teams toward achieving project goals. Demonstrated success in delivering results within complex business environments. Salary will be determined based on factors including geographic location, skills, education, and experience, along with internal equity. For Los Angeles, CA, salary ranges from $122,400-$168,200 plus benefits and a retirement program.
