$19.00-23.00 per hour, depending on experience, qualifications, and certifications

Position Summary & Primary Responsibilities:

The Maintenance Technician is responsible for proactively maintaining and repairing all areas of the apartment community with a strong emphasis on customer service. This position has accountability for ensuring all needed repairs are completed in an efficient, timely, and thorough manner, performing preventative maintenance, and providing excellent customer service. In addition, this position is responsible for the following:

Complete maintenance requests in a timely manner, including the hands-on work of all building repairs, preventative maintenance, and general upkeep of the asset

Maintain exterior grounds, including picking up trash and keeping common areas neat, sweeping sidewalks and curbs, watering trees, shrubs and flowerbeds, and snow removal and salting/sanding walkways

Assist Property Manager or Maintenance Supervisor in prioritizing all work orders

Assist Maintenance Supervisor in scheduling all maintenance for buildings and building equipment

Aid Maintenance Supervisor in organizing all contract vendors bids for special contracts or extensive maintenance

Ensure timely and thorough completion of preparing vacant units for new residents, including painting, cleaning, carpet shampooing, and repairs

Assist Maintenance Supervisor in maintaining sufficient maintenance supplies

Perform emergency repairs after hours according to the On-call Maintenance Schedule

Report any and all maintenance and safety concerns to Real Estate Manager in a timely manner

Utilize technology to track work performed, including records of any follow-up or additional resources needed

Other duties as assigned

Education & Experience :

High school diploma or equivalent

Experience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance

2+ years apartment maintenance experience preferred

EPA Required

CPO Preferred

Certified Maintenance & Reliability Technician preferred.

Knowledge, Skills & Abilities:

Spanish Preferred, not required

Ability to work on-call nights and weekends

Exceptional interpersonal skills with the ability to communicate effectively with a wide range of people

Ability to demonstrate good judgment and problem solving skills

Ability to self-direct as well as work effectively on a team

Willingness to obtain new skills in multiple maintenance areas

Ability to effectively use and learn technology platforms

Exceptional customer service and communication skills
