Property Manager Overview We are seeking a results-driven Property Manager to oversee the daily operations, financial performance, and resident satisfaction of a thriving apartment community. This role requires a hands-on leader who can balance business objectives with creating a welcoming and well-maintained living environment. Success in this position comes from building a motivated team, maintaining exceptional curb appeal, maximizing occupancy, and managing the propertys budget with precision. Evening or weekend availability may be required based on operational needs. Key Responsibilities Community Presentation & Maintenance Regularly tour the property to ensure all areas are clean, safe, and visually appealing. Partner with the maintenance team to coordinate repairs, preventative maintenance, and timely apartment turns. Ensure all amenities, landscaping, and exterior areas reflect the highest standards of quality. Oversee all value add projects and renovations while providing timely updates to leadership team. Leasing & Resident Experience Lead efforts to maintain strong occupancy through effective marketing, leasing strategies, and renewal programs. Stay informed about market trends and nearby competition to optimize pricing and promotions. Support the leasing team with training, goal setting, and sales performance oversight. Build strong resident relationships through clear communication and prompt service, including attending or hosting resident events as needed. Financial & Administrative Management Prepare and manage the propertys annual budget, closely monitoring income and expenses. Oversee rent collection, enforce lease terms, and manage delinquency in accordance with applicable laws. Approve invoices and vendor contracts, seeking cost-effective solutions when possible. Produce timely and accurate reports on property operations, occupancy, and financial performance. Team Leadership Recruit, train, and mentor on-site staff, setting clear expectations and providing regular performance feedback. Foster a collaborative environment that encourages accountability, initiative, and professional growth. Ensure all operations follow company policies, procedures, and compliance requirements. Additional Duties Step in to support leasing or maintenance operations during peak times or staffing shortages. Recommend and implement operational improvements that enhance efficiency and resident satisfaction. Maintain awareness of property safety and risk management practices. Qualifications Proven 3-5 years minimum experience managing a multifamily property. Prior experience with overseeing renovations preferred. Strong leadership and communication skills with the ability to inspire a team. Knowledge of property management software, budgeting, and fair housing laws. Customer service mindset with problem-solving abilities.
