Position Summary:
The Springs Living is seeking an
Asset Manager
to join our team! In this role, you will provide strategic oversight of The Springs Living's senior housing portfolio across multiple states. The
Asset Manager
will be responsible for driving financial and operational performance and growing long-term asset value through thoughtful capital expenditure planning. You will partner closely with operations, finance, accounting, and development teams to ensure each community meets its objectives, complies with lender and regulatory requirements, and continues to deliver on our mission of changing the way people think, feel and experience senior living.
Key Responsibilities: Monitor financial performance of The Springs Living's communities, including budget variances, proformas, and underwriting assumptions; provide timely variance analyses and recommendations Track and analyze key performance indicators (occupancy, NOI margin, RevPOR, labor efficiency), benchmarking against internal and external peer groups to inform operational strategies Partner with operations and FP&A teams to develop annual budgets, conduct reforecasts, and support execution of strategic business plans Maintain debt service and covenant forecasts, ensuring compliance with lender requirements and timely delivery of reporting obligations Support capital markets activities, including debt refinancing, recapitalizations, and other financing initiatives Plan and manage capital expenditure projects (renovations, improvements, expansions), coordinating with design and construction teams to deliver projects on time, on budget, and in line with investment goals Evaluate ROI and financial impact of capital projects, providing recommendations that balance resident experience, operational efficiency, and long-term asset value Conduct regular site visits to assess property condition, operational execution, and alignment with strategic objectives Monitor licensure, regulatory, insurance, and risk management compliance across communities Prepare recurring reports and presentations for senior leadership, investors, and lenders, clearly communicating performance trends, risks, and opportunities Other duties as assigned Qualifications:
Bachelor's degree in Finance, Real Estate, Business, or a related field 5+ years of experience in finance, asset management, real estate, or senior living operations Strong financial modeling and Excel skills Familiarity with senior housing, healthcare, or multifamily industries Excellent communication and interpersonal skills, with the ability to manage multiple stakeholders Experience working with third-party operators in a senior housing or healthcare context is a plus Ability to travel as required (up to 25%) Benefits :
