Annual Bonus Overview: We are a boutique commercial real estate firm seeking an experienced Portfolio Manager to oversee the property management of our diverse portfolio, across multiple states, including industrial, office, retail, and multi-family properties. The ideal candidate will have a strong background in managing various types of commercial properties and demonstrate exceptional leadership skills to ensure optimal performance and satisfaction across all properties. Key Responsibilities: Portfolio Management: Oversee all aspects of building operations for the entire portfolio, ensuring consistent and effective management across multiple properties. Strategic Planning: Develop and implement long-term strategies for portfolio growth, performance improvement, and capital improvement projects. Lease Management: Draft, negotiate, and administer commercial leases on behalf of the landlord, staying informed about landlord/tenant laws and employing strategies to maintain and increase occupancy levels across the portfolio. Market Analysis: Conduct in-depth market analysis to identify trends, opportunities, and risks affecting portfolio performance. Security and Safety: Ensure all properties maintain security measures, compliance with OSHA, Fire & Safety Laws, and optimal functioning of building systems. Inspections and Maintenance: Oversee regular inspections and maintenance across all properties, ensuring general maintenance and 24/7 emergency response capability. Ensure all maintenance is taken care of, annual maintenance schedules are kept current, and oversee all repairs as they arise. Vendor and Broker Management: Maintain and manage relationships with brokers and vendors, ensuring high-quality service and cost-effective operations. Financial Oversight: Prepare and monitor operating budgets for all properties, maintain financial reporting schedules, including CAM reconciliations, and ensure overall financial performance. Tenant Relations: Oversee tenant relations across the portfolio, coordinating routine remodeling, repairs, and tenant improvements. Risk Management: Implement risk management principles and administer insurance matters effectively. Team Leadership: Lead and coordinate property management teams across various locations, including building office employees, in-house engineers, and contract service providers. Special Projects: Manage special projects and initiatives to enhance portfolio value and performance. Requirements: Bachelors degree in Real Estate, Business Administration, or related field is strongly preferred. Minimum of 6 years of experience in commercial property management, with a proven track record managing multiple properties across various locations. In-depth knowledge of commercial leases and vendor contracts, including detailed terms and conditions. Strong leadership skills and the ability to manage teams across different geographic regions. Excellent communication, negotiation, and interpersonal skills, capable of maintaining strong relationships with tenants, vendors, brokers, and team members. Proficient in property management software, financial reporting, and budgeting. Willingness to travel as needed to manage properties and meet with stakeholders. Seniority level
