As a

Maintenance Technician

for

Wellington Woods,

a Senior Apartment Community located in Grand Rapids, MI, you will have the opportunity to positively impact our community and all , guests, and owners by providing a safe, well-maintained and visibly appealing property. This position is responsible for ensuring the property, grounds and equipment are safe and orderly. A successful Maintenance Technician will be self-motivated, provide outstanding customer service, and will take immense pride in their work. The Maintenance Technician must act with a sense of urgency and have an unparalleled passion for service in order to display a commitment of excellence that interprets the Eenhoorn vision and brand.

Duties and Responsibilities

Responsible for patrolling areas looking for maintenance issues to address

HVAC PMs, repairs, and filter changes

Minor electrical repairs – replace outlets, switches, light fixtures, LED drivers, etc.

Weekly emergency generator testing

Repairing/installing plumbing fixtures. Clear sink and toilet clogs

Repairing/installing drywall, doors, screens

Caulking and painting

May help with apartment turns

Help repair/replace appliances

Help repair water heaters

Help maintain pool equipment such as pumps, feeders, and gauges.

Help grounds with seasonal tasks such as leaf pick up and snow removal

Monitor and respond to work orders

Maintain stock of repair parts

Order maintenance/ janitorial supplies

May need to respond to after-hour and weekend emergency calls

Participates in other projects and activities assigned

Education and Experience

High School diploma or GED

Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable.

Minimum of 2 years of experience in building maintenance or related field

Proficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures.

Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers.

Knowledge of HVAC systems and the ability to perform routine maintenance and minor repairs.

Carpentry skills for tasks like repairing doors, cabinets, and flooring.

Ability to use hand and power tools safely and effectively.

Familiarity with appliance repair and maintenance.

Qualifications and Requirements

Valid driver's license required and reliable transportation to respond to emergencies within 30 minutes

EPA certification

Strong problem-solving skills and attention to detail.

Excellent communication and interpersonal skills for interacting with and coworkers.

Ability to work independently with minimal supervision.

Strong organizational skills to manage multiple tasks and priorities effectively.

Dependability and reliability in responding to maintenance requests and emergencies.

Physical Requirements

Must be able to lift up to 75 lbs

Capable of bending, twisting, kneeling, and climbing

Can reach above shoulder level

Able to push or pull heavy objects

Capable of standing, walking, and working in various environmental conditions (indoor/outdoor)
