Position Overview:
The Construction Loan Processor is responsible for processing residential and/or commercial construction loan applications from pre-approval through closing. This role ensures that all construction loans are processed in compliance with company policies, investor guidelines, and regulatory requirements. The processor coordinates with borrowers, builders, inspectors, title companies, and internal teams to facilitate timely and accurate disbursements during the construction phase. The ideal candidate has a deep understanding of
all types of construction loans , including conventional, FHA, VA, USDA, as well as renovation loans including HomeStyle renovation and FHA 203k (limited and standard).
This is a critical role that requires strong organizational skills, the ability to prioritize and multitask in a fast-paced environment, working with multiple teams, and a commitment to delivering a smooth, timely, and accurate loan process for our clients and lending partners.
Key Responsibilities: Assist loan teams with file setup and structuring in the LOS as well as pre-flighting the loans with the construction manager Work closely with construction manager for builder approvals Order and track third-party services such as appraisals, title work, insurance, and payoffs Review and verify construction loan applications, appraisals, title work, and other required documentation for company, investor and regulatory requirements. Ensure loan files are complete and meet underwriting and investor guidelines. Collaborate with loan officers, underwriters, and closing agents to ensure timely loan processing. Maintain communication with borrowers and builders regarding loan status, documentation needs, and draw schedules. Coordinate draw requests, order inspections, and verify project completion percentages before disbursing funds. Monitor construction project timelines and ensure all draws and inspections are completed within expected timelines. Review escrow holdbacks and invoices, calling the contractor to go over the scope of work Perform compliance checks on construction loans according to regulatory and internal policy requirements. Update and maintain accurate records in the loan origination system (LOS) and construction draw management software. Resolve issues related to missing or incorrect documentation, budget overages, or timeline delays. Prepare and issue Closing Disclosures and final loan documents, and order wires for funding Assist in post-closing follow-up and final loan conversion (e.g., construction-to-permanent financing). Maintain accurate and timely updates in the LOS (Loan Origination System) to reflect current loan status Proactively identify and resolve issues that could delay processing or closing timelines Qualifications:
Minimum 3-5 years of experience
in mortgage loan processing, specifically in construction Familiarity with LOS platforms such as Encompass, Byte, or similar systems, as well as Microsoft programs such as Outlook (email) and OneDrive Excellent communication, problem-solving, and organizational skills Ability to manage a full pipeline independently with minimal supervision Strong attention to detail and ability to work in a deadline-driven environment Working knowledge of TRID, RESPA, and other mortgage compliance requirements Preferred Skills:
Experience working for an independent mortgage broker or lender Prior experience in a senior or team-lead processing role
