Under general guidance, the Work Planner is responsible for developing work plans, procuring resources, and staging of materials that facilitate safe, efficient, and cost effective execution of routine maintenance and specific projects. Must be adept in work management best practices and able to apply them to area of responsibility. Must be able to effectively use Computerized Maintenance Management System (CMMS), purchasing, and financial software to meet work management process requirements and perform application administration duties. Must be familiar with maintenance, repair, and construction processes associated with building/facility structures and systems to develop appropriate job steps. Responsible for the procurement of non-stock materials and specification of stock materials. Responsible for bidding contract work and writing contracts. Responsible for initiating job hazard assessments for planned work. Responsible for estimating work and projects for cost and labor man-hours. Will be required to visit job sites and scope work to develop effective job plans.

Essential Functions •Visit job sites to develop job steps and procedures and prepare work plans that facilitate safe, efficient, and cost effective execution of work •Responsible for selecting and competitively procuring materials and resources (materials, tools, equipment, and labor) necessary to execute work plans and projects •Use CMMS, purchasing, inventory, and financial software to meet work schedules and overall work management process requirements •Review and analyze maintenance and repair history of physical assets to facilitate process improvements and make work plans more productive and cost effective •Prepare work management metric reports and analysis •Responsible for the oversight and administration for the CMMS; ensuring data and system accuracy/validity •Keep current on any upcoming changes needed to the CMMS; document, communicate, and manage any training needed with the Facilities Management staff, and campus community •Work with the facilities management leadership team to update appropriate preventive maintenance frequencies and procedures •Ensure a safe work environment by implementing safe work procedures and generating hazard awareness within the team •Perform work close-out procedures, as necessary; including drawing updates, procedure documentation, inventory management, and cost documentation •Maintain and update work management process documentation

SKILLS & ABILITIES Education: •High School Diploma or GED required; Associate's degree, technical certification or higher in a mechanical, electrical, or construction technical field is highly preferred.

Experience: •Minimum of two years of related work experience; specifically with commercial building maintenance and/or building construction in a facilities management, contractor, manufacturing, or industrial environment is required. •Demonstrated experience in maintenance work planning is required. •Knowledge in CMMS programs beneficial. Computer Skills: •Proficiency in Microsoft Office Suite, Gmail, Google, Calendar, Outlook is required. •Experience with Computerized Maintenance Management System (CMMS). •Ability to create, modify, and produce timely and accurate reports using various applications.

Communication/Language: Intermediate: Ability to read and interpret documents. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Math Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Certificates & Licenses: •Valid United States driver's license required.

Other Requirements: •Ability to climb, walk, and access job sites to review work and develop work plans and layouts. •Ability to check the work order management system to address issues during non-scheduled work hours as needed. •Ability to read and interpret technical documents and drawings such as safety rules, operating and maintenance instructions, and procedure manuals. •Ability to write routine reports and correspondence. •Ability to communicate effectively within leadership, technician, craft worker audiences, as well as other members of the DePauw community. •Ability to produce a quality work product in a prompt, safe and efficient manner. •Strong customer service skills. •Ability to problem solve. •Ability to work without supervision and shifting work priorities; deal appropriately with multiple deadlines. •Ability to maintain regular and reliable attendance. •Willingness to seek out and work with peers to determine and apply best practices. •Demonstrated capability to handle competing priorities in a complex environment and communicate progress against project requirements. •Must be willing to work in as a team member in a broader institutional setting to achieve divisional goals and objectives. •Possesses a commitment to the values associated with a nationally respected, liberal arts educational environment. •Attend training sessions and/or seminars to maintain or enhance skills that may be required for the successful operation of Facilities Management.
