Essential Job Duties include: Oversee the property’s mechanical, electrical, plumbing, and fire systems, reporting deficiencies to the Operations team and Property Manager. Operate HVAC, lighting, fire safety, and building management systems. Perform light repairs on HVAC, carpentry, plumbing, lighting, and electrical items throughout the building. Create and implement preventative maintenance logs. Supervise third-party contractors working in the building. Provide access to third-party contractors during and after hours. Respond to tenant requests regarding safety, plumbing, mechanical, electrical, and environmental needs through personal contact and work order systems. Coordinate contractor, tenant, and management approvals for work orders requiring outside contractors. Maintain a log of work order details and collaborate with the Property Manager to create requests for proposals. Solicit bids and prepare bid comparisons for service contracts. Proactively manage building maintenance and create/maintain an ongoing task list for the property management team. Maintain excellent communication with Operations Support staff and Property Managers. Serve as the main point of contact for vendors on assigned properties. Oversee vendor check-in/out, escort them to work areas, and document work performed. Assist with fire panel and extinguisher inspections, including monthly fire extinguisher checks. Report to the Property Manager and Senior Property Manager. Create monthly reports on building activities. Ensure compliance with safety regulations, building codes, and environmental standards. Optimize building energy efficiency and sustainability performance. Perform all tasks necessary to ensure tenant safety and continuous building operation. Follow all written operating procedures related to the site. Assist with snow and ice removal, coordinating plowing and salting with external vendors. Maintain organized building files. Perform other duties as assigned. MUST HAVE KNOWLEDGE OF COMMERCIAL HVAC. Company Description:
