Base Salary + Bonus Potential
This is a senior leadership opportunity for a dynamic property management professional who thrives in a fast-paced environment, excels at building and leading high-performing teams, and is passionate about operational excellence, financial performance, and delivering outstanding resident and ownership experiences.
Key Responsibilities
Provide strategic and operational leadership for all aspects of property management and leasing across a diverse portfolio.
Oversee day-to-day property operations, ensuring smooth workflows, effective problem-solving, and consistent crisis management.
Guide and enhance the leasing process to align with company goals while meeting all compliance standards.
Partner with property managers to review rent rolls, contracts, budgets, and expenditures, ensuring profitability and adherence to ownership directives.
Develop and monitor pricing strategies for new leases and renewals based on market data and asset performance.
Direct and support leasing teams to maintain accurate vacancy tracking and turnover data.
Coach, mentor, and evaluate direct reports, fostering professional growth and accountability.
Act as the primary liaison with property owners, providing regular updates on performance, operations, and financial matters.
Review and approve marketing initiatives, ensuring campaigns are cost-effective and results-driven.
Analyze financial reporting, identifying opportunities to improve revenue streams and control expenses.
Oversee capital projects, ensuring deadlines are met and ownership and accounting teams are informed of significant changes.
Manage vendor relationships, maintenance requests, and emergency response procedures to maintain efficiency and cost control.
Approve invoices, monitor credits, and work closely with property management and accounting to address delinquencies.
Handle escalated tenant concerns and collaborate with legal counsel on disputes or compliance issues.
Ensure thorough documentation of incidents, complaints, and resolutions across the portfolio.
Qualifications
Minimum of 10 years of leadership experience in property management and leasing operations.
Strong organizational, communication, and leadership abilities.
Comprehensive knowledge of residential leasing regulations, Fair Housing standards, and Housing Assistance Programs.
Skilled at balancing multiple priorities and driving results in dynamic environments.
Demonstrated commitment to service excellence, operational efficiency, and staff development.
Active New Jersey Real Estate License.
