At Suffolk Commissioning, we’re a dedicated in-house team of commissioning experts leveraging AI, data, and cutting-edge technology to streamline the commissioning process, ensure seamless project turnover, and deliver high-performing buildings for our clients. This dual role provides a unique opportunity to coordinate with independent commissioning agents on behalf of Suffolk and serve as a third-party commissioning agent to owners on select projects. You’ll collaborate across design and construction, translate insights into action, and help shape an industry-leading program that’s transforming how high performing buildings are delivered. Responsibilities
Coordinate with external third party commissioning agents to manage the commissioning process on behalf of general contractor. Serve as third-party commissioning agent to clients. Perform constructability reviews focused on controls, building performance optimization, and operations maintenance reducing project risk. Prepare commissioning plans, specifications, and checklists for early planning of the commissioning process. Review submittals, operation and maintenance manuals, start-up reports, checklists, and training programs for commissioning plans for quality control of construction and turnover. Document commissioning outcomes, identify performance deficiencies, and collaborate with stakeholders to recommend corrective actions. Perform site visits to coordinate commissioning, evaluate new and existing systems, witness equipment start-up and testing to ensure system readiness and seamless turnover. Assist with the development of quality metrics that empower Suffolk operations and external teams to review information, ensuring risk mitigation and quality execution. Assist with training operation and client maintenance personnel reviewing operating modes, sequences of operations, and maintenance requirements. Support the development and continuous improvement of commissioning methodologies, tools, and standards including ASHRAE Standard 202-2024, LEED credits for Enhanced and Monitoring-based Commissioning, and IECC 2022 Systems Commissioning. Participate in meetings with owner, operation and maintenance, design and construction personnel to understand project goals and schedule to ensure commissioning is properly coordinated. Engage directly with clients to communicate commissioning objectives, progress, and achievements. Manage project budgets, timelines, and resources effectively while coordinating with interdisciplinary teams including clients, design teams, and operations teams. Contribute to the development and improvement of project delivery standards, to ensure a high quality of work is consistently delivered by the commissioning team. Qualifications
Base Qualifications Minimum of 5 years of direct commissioning or related fields including controls, mechanical, electrical, life safety and building envelope systems. Bachelor’s degree in Mechanical, Electrical, or Architectural Engineering from an ABET-accredited institution or related field. Strong attention to detail. Understanding of site safety procedures, including electrical safety. Demonstrated ability to lead and manage cross-functional teams, with strong organizational, communication, and problem-solving skills. Strong analytical, organizational, and multitasking skills with the ability to manage multiple projects concurrently. Excellent technical and business writing skills, with the ability to clearly communicate sustainability concepts. Self-motivated and capable of managing priorities in a dynamic and fast-paced environment. This role offers an opportunity to drive commissioning leadership across projects, helping to shape high-performance buildings. Preferred Qualifications
Certified Commissioning Professional (CCP), Certified Commissioning Authority (CxA), or Certified Building Commissioning Professional (CBCP). Certified Engineer-in-Training (EIT) or Licensed Professional Engineer (PE) is preferred. Focus on healthcare, life sciences, and higher education a plus. Experience with different types of stand-alone monitoring equipment including flow meters, temperature loggers, electrical meters, and others a plus. Ability to forensically evaluate energy-consuming systems and detect and evaluate deficiencies, quantify energy losses, and determine cost a plus. Specific experience in ASHRAE level energy audits and with the development of energy savings calculations from retro-fits and energy measures from retro-commissioning a plus. Understanding and familiarity with DOE-2, eQUEST, Energy Pro, and other modeling software a plus. Experience in combined heat and power/cogeneration, central utility plants, data centers, healthcare facilities, laboratories, water/wastewater facilities, controls, building envelope, TAB, NETA electrical testing, renewable energy and other specialties a plus. Ability to obtain and maintain security clearance or access authorization for sensitive facilities (e.g., DOE, aerospace, military, pharmaceutical, and manufacturing clients). Working Conditions

The employee is frequently required to stand; walk; and reach with arms and/or hands.
