Responsibilities

Constructability & Design Oversight:

Lead constructability reviews during design phases to identify risks, inefficiencies, and cost-saving opportunities

Client Advisory & Architect Management:

Act as a liaison between clients and their architectural and engineering teams, ensuring design intent aligns with budget, schedule, and compliance goals; help clients manage design consultants, track deliverables, and resolve design-related conflicts; facilitate design coordination meetings and ensure timely approvals; participate in feasibility reports including assessing current conditions of existing facilities and creating programs for renovation or replacement; coordinate between financing agencies and project consultants to ensure regulatory and lender compliance

Schedule Management:

Develop and maintain project schedules from pre-development through construction completion and stabilization; monitor progress against milestones and proactively identify delays or risks; coordinate with contractors, consultants, and internal teams to keep projects on track

Construction Compliance:

Ensure projects adhere to local building codes, zoning regulations, permitting requirements, and overlapping regulations including accessibility, sustainability, affordability, and universal design requirements; review contractor submittals and RFIs for compliance with approved plans; review change orders and provide opinions on cost and applicability to manage project contingency; support clients in navigating inspections, certifications, and regulatory approvals

Budget & Cost Control:

Conduct detailed reviews of construction budgets, including hard and soft costs; analyze bids, change orders, and value engineering proposals; advise clients on cost implications of design decisions and construction strategies; review payment applications on owner’s behalf, and coordinate its approval

Project Leadership:

Manage development-related project tasks including residential, commercial, and mixed-use residential projects; oversee feasibility studies, risk assessments and design and construction related execution; coordinate planning, design, and construction phases

Client Engagement:

Build and maintain strong relationships with clients and stakeholders; lead client meetings, compiling meeting minutes, reports and other deliverables as assigned

Business Development:

Assist in creating collateral for new business opportunities; contribute to marketing and profile-raising activities; support internal growth initiatives and mentoring junior staff

Strategic Advisory:

Deliver high-quality reports and presentations to executive-level audiences

Qualifications

Bachelor's degree (Real Estate, Urban Planning, Finance, Architecture, or related field)

2-5+ years in real estate development, consultancy, or project management

Financial modeling, market analysis, project delivery

Excellent written and verbal skills; able to present complex ideas clearly
