Education And Experience
Must possess exceptional verbal and written communication skills Must possess the ability to interface with various contractors and staff at all levels Must be able to function independently, be flexible and have the ability to manage multiple tasks at the same time. Must have a working knowledge of building systems. One year minimum of customer service experience is required. A high school diploma is required. An Associates' degree related to construction project management is preferred but work experience in a construction field in a supervisory or project management position will be considered in lieu of a college degree. A high level of initiative and tenacity is necessary Must be a good communicator, a strong team player and have a passion for serving seniors. Must be proficient with computer skills, possess a basic knowledge of accounting principles and have both excellent written and oral communication skills. Ability to manage and coordinate outside teams of consultants, sub-contractors, County and State utility providers. Responsible for the completion of quality work by all contractors
Essential Duties
Manage and produce the completion of numerous Capital projects for the Broadmead community. Management of capital projects to include:
Assisting in identifying scope of work needed and develop annual capital budget
Attend pre-bid, pre-con, progress meetings and punch out meetings.
Coordinate Project Update Meetings weekly.
Schedule contractors and coordinate with Broadmead Department Directors as needed.
Review change orders and advise Vice President of Facility Services and CEO for approvals.
Coordinate the activities of various contractors, ensuring that work is completed in a satisfactory manner.
Evaluate project costs, obtaining and awarding bids and work.
Track spending for projects in terms of actual spending vs. budget and reconcile invoices submittals and payment.
Maintain construction documents and specifications for each project. Maintain documentation of all owner/architectural directives and changes. Review submittals and shop drawings. Maintain an effective working relationship with community departments and contractors. Coordinates the completion of refurbished units with the contractor and based on requirements as discussed with the Marketing team. Responsible to report to the community for any emergency as instructed by the Vice President of Facilities. Abide by the organization's code of conduct in the performance of their duties.
