Overview
The Director of Engineering provides direction and supervision to maintenance staff and oversees building structure and systems, including life safety, building automation, preventive maintenance, electrical, refrigeration, plumbing, heating, cooling, structural, grounds, and related areas. The role ensures a safe environment for residents, staff and visitors and supports community project management oversight.

Responsibilities
Member of community Cabinet team. Collaborates with the Executive Director and Cabinet team to meet and exceed community goals in operations, human resources, sales and resident care.
Oversees Maintenance staff, including hiring, training and development, counseling, performance evaluation, and disciplinary actions.
Oversees training of all staff on maintenance policies and procedures.
Trains newly hired Directors of Engineering in other communities as requested.
Advances the employee relations strategy to build the right work environment to increase engagement and remain issue- and union-free.
Supports personal growth and development through formal and informal education programs.
Evaluates and recommends staff and physical resources required for operations.
Works with residents and staff to ensure needs are met and work is completed in a timely manner.
Plans, implements and administers an effective preventative maintenance program in accordance with company procedures and engineering practices.
Develops action plans for achieving community objectives.
Manages community work orders and preventive maintenance programs.
Manages distribution systems (electricity, water, steam, gas, etc.).
Performs daily chemical testing for boiler, cooling tower, condensate return system, closed/open loops, and pool/spa as applicable.
Responds to alarms within the building automation and fire life safety systems; operates and maintains HVAC/R systems.
Maintains charts and records of heat, light, power and costs; maintains interior/exterior buildings and grounds.
Implements the energy management program and oversees quality assurance initiatives, inspections and regulatory compliance (OSHA, NFPA, ACHA, Life Safety).
Ensures regulatory testing and documentation is completed.
Develops a community capital improvement plan.
Prepares Requests for Proposals and coordinates services by outside contractors in accordance with contracts, leases, service agreements and warranties.
Oversees capital projects and upgrades as requested.
Participates in the community Safety Committee and supports the Disaster Plan.
May be required to use a vehicle to transport parts and supplies.
Supports the employee survey process and collaborates with Human Resources to implement improvement programs.
Qualifications
Education: High school diploma or GED required. An Associate Degree or equivalent experience is required; a Bachelor's degree is preferred.
Work Experience: Minimum 10 years in Maintenance Management with at least 3 years in a supervisory role.
Licensure / Certification: CHFE preferred or must pass CHFE within 18 months of employment; AFE Plant Supervisor certification preferred. Licensure in Heating/Air Conditioning and Refrigeration, Electrical, EPA and Plumbing preferred. Valid driver's license where applicable.
Pay Range
USD $122,747.00 - USD $150,000.00 /Yr.
