WinnCompanies is searching for a
Property Manager I
to join our team at
Cashin's Field , a 51-unit residential community located in
Nevada City, CA . In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. Please note that the pay range for this position is $24.00 to $26.00 per hour, depending on experience. This opportunity offers a typical work schedule: Monday through Friday, from 8:00AM to 5:00PM. Salary will vary based on job responsibilities and scope, geographic location, candidates relevant experience, and other factors. The position requires a background check which includes criminal, employment verification, reference checks, credit history and drug testing due to the following job responsibilities: administration of rental applications and other resident paperwork, acceptance of rental payments, unit inspections, and processing of financial and banking data. Collaborate with senior management to establish appropriate rent levels. Review rent schedules and oversee preparation and submittal of rent increases and renewals. Maintain optimum level of occupancy. Process timely and accurate move-ins, move-outs, recertifications, and renewals. Approve rental applications adhering to property standards and all appropriate agency standards. Follow company marketing policies and reporting requirements. Ensure the property tenant files are organized, complete and accurate. Ensure that Property Software Data is always accurate. Ensure that the site maintains compliance with applicable state and federal program regulations. Ensure the property and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy. Resolve resident issues and conflicts timely and in accordance with site guidelines. Prepare the property's annual budget for approval by senior management. Provide accurate financial reporting and monthly variance reporting. Solicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. Use company directives to screen, hire, and train new personnel. Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. Use the company's Professional Development Program (PDP) to develop, train, and engage site employees. Requirements
High school diploma or GED equivalent. 1-3 years of relevant work experience in property management. Less than 1 year of supervisory experience. 3-4 years of customer service experience. Experience with computer systems, particularly Microsoft Office. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Outstanding verbal and written communication skills. Knowledge of marketing and leasing techniques. Ability to multi-task and manage a busy office. Strong attention to detail. Highly motivated, independent and a self-starter. Ability to work with a diverse group of people and personalities. Preferred Qualifications
Bachelors degree. Knowledge of fair housing laws. Experience with Yardi, RealPage, or other property management software. Experience with LIHTC, tax credit experience, HUD project-based voucher programs. Knowledge of Marketing/Leasing techniques.
