Preventative Maintenance Stationary Engineer (8253C), Facilities Services - #80124 at University of California, Berkeley. Position Summary

The Preventative Maintenance (PM) team maintains campus equipment in satisfactory condition through routine inspection and maintenance on campus equipment defects. Responsibilities

Responsible for environmental control of facilities on campus, including temperature of individual rooms and zones, and operation and maintenance of pneumatic and electronic control systems. Monitor and adjust chiller systems, air conditioning, refrigeration and steam heating systems and all equipment pertaining to each system. Manage building conditions through computerized EMS and other control systems. Provide preventative maintenance to all existing building systems, including fans, VFDs, humidifiers, cooling towers, PRVs, boilers, heat exchangers, pumps, compressors, vacuum pumps, heating and cooling coils. Replace air filters and belts as required. Coordinate repairs with other trades at Facilities Services and work with all trades to maintain buildings in good working order. Administrative Duties

Adhere to the scheduling of work through the work management program. Consult with the Manager for technical information and support maintenance projects and programmatic work assignments. Keep accurate work records and complete paperwork in a neat and timely manner. Define and describe materials, tools, equipment, work methods and task sequences. Serve as liaison with clients, relaying needs and requirements to the appropriate department or superintendent. Obtain materials and equipment as required. Safety

Perform other duties as assigned. Required Qualifications

Operate and adjust the building environment and control all systems through HVAC controls (computerized and manual). Operate absorbers, chillers, related auxiliary pumps, control valves and controlling instruments. Perform testing and treatment to maintain cooling tower water systems. Maintain auxiliary pumps, control valves and temperature controls. Clean and replace strainer baskets. Operate, adjust, troubleshoot and provide PM on steam and hot water boilers and their auxiliaries, including valves and control instruments. Operate, adjust and provide PM on heating and ventilation systems including fans, blowers, heat exchangers, pumps, air compressors, vacuum pumps, filters, valves and diaphragms up to 1 inch diameter. Operate and maintain thermostats and main receiver controls; adjust and monitor equipment using the EMS where applicable. Operate, adjust and provide PM on radiators, convectors, baseboard heaters; handle temperature controls and related components. Provide PM for HHW, DHW and IHW heat exchangers, including valves, strainers and traps. Receive training to analyze boiler combustion with appropriate instruments and refer repairs as needed. Install, repair and adjust pneumatic controls, lines, dampers and diaphragms up to 1 inch diameter, including plastic lines. Operate and adjust pressure reducing valves on steam, air and water equipment. Operate and provide PM on controls for stills, water softeners, demineralizers and deionizers; and for air compressors and vacuum pumps. Operate air driers, adjust temperature, and repair moisture traps. Provide chemical treatment for HHW, CW, cooling towers and related equipment. Knowledge of and ability to conform to Facilities Services, University, state, and federal policies and procedures, including safety policies such as IIPP, Hazardous Materials Communications, Programs and Health and Safety Manuals. Ability to work with a fitted respirator as required; excellent communication skills with campus community in a multicultural environment. Ability to track jobs to completion and support shutdowns/project schedules to minimize interference. Ability to read equipment manuals, service requests, blueprints, codes, and manuals to determine performance. Knowledge of relevant building codes and regulations; clear communication over telephone and two-way radio; timely completion of job assignments. Physical ability to lift up to 75 pounds and work safely on ladders and in tight spaces. Five-year apprenticeship or equivalent experience/training. Salary & Benefits
